Editorial context

Working with a provider in Greenwood Village – what matters

When choosing a property manager in Greenwood Village, first establish whether the company will manage the specific property and which tasks the agreed fee covers. Evernest describes services across the Denver metropolitan area and offers both flat-rate and percentage-based plans. A written breakdown is therefore useful for comparison: What charges apply to tenant placement, ongoing management, and additional work? What contract duration and termination provisions apply?

Because the provider emphasizes marketing and applicant screening, prospective clients should examine how rental prices are set, which listing channels are used, and how applications are assessed. The website presents leasing within 30 days as a goal; clients should ask about its conditions and contractual significance. With self-guided viewings, access arrangements, feedback, and documentation should also be clearly defined.

Responsibilities matter particularly during ongoing management. Around-the-clock maintenance coordination does not, by itself, establish specific repair completion times. Owners should clarify spending approval limits, emergency procedures, and billing for external contractors. Understandable owner reports and documented move-in and move-out inspections are also important.

The supplied reviews provide reasons to ask about changes in contact persons, utility billing, and security deposit handling. Reviews are not a substitute for examining the service agreement or discussing individual requirements. These points provide general guidance rather than legal advice.

This company my roommate and I rented from for 2 years, and the issues are ENDLESS even in vacating the property. They never fixed the broken door or items they said they would return to fix. They said the landlord was responsible for landscaping, then charged us on the back side and not only kept our security deposit but sent us a bill for extra charges. They tried to charge us an EXTRA month of rent on it when they have a ledger that we always paid on time. They also charged far above fair market rates for items. For 1 lightbulb change, we were charged $8. To paint small patchwork in three rooms, we were charged $1,600. They also charged an extra month of rent, took out autopay, and refused to give the money back even after they were notified. It has taken 3 months for them to even offer a partial payout of our deposit and the unlawfully taken rent amount. We had to threaten legal acti

DONT RENT WITH EVERNEST. Every review that’s positive is from people who have only interacted with the leasing agent. Initially we worked with Paulina, who was fantastic, but even before we signed there was constant confusion around pricing and leasing terms. When I would call to clarify, there was never any resolution (until Paulina stepped in). After the agreement was signed, our resident liason was Andrea who was our primary point of contact. At this point, we hadn’t seen anyone from Evernest during tours, negotiations, etc. Once we received the code to the key lock, the residence was filthy with leaves, old McDonald’s wrappers, trash, sleeping bags, pee stains on restroom floors, and general junk. When we asked Andrea to resolve this we were met with resistance, told we needed to submit work requests for each individual issue, and that “sanitary conditions upon move-in is subjective”

My experience with Trina has been wonderful. I highly recommend asking for her, but everyone I’ve spoken with has been great. Moving is such a stressful time and she has made it much easier. She also has many options at her disposal so it is nice to know if one option isn’t the perfect fit, she will find the home that is the perfect fit. Again many thanks Trina!

Never, under any circumstance, rent with this parasitic, incompetent, sad excuse of a bunch of con artists. Emailed them countless times about them not adding utilities to my rent payments, 3 months later, I owe all utilities at once. After that, same issue, for 6-7 months straight. Despite contacting them COUNTLESS TIMES and getting generic responses with no solutions. Finally my power goes out from unpaid utilities (that is in their companies name, I have zero access to the utility accounts. The company’s couldn’t even tell me how much was owed.) they finally correct the issue. I show them all receipts of trying to contact them to no avail about this ongoing issue. All of a sudden they want all utilities at once, again, totaling $1000+. Then they try to make me sign a contract on how I will pay back the money on a payment plan to correct THEIR mistake. I read the fine print and find a

I'm a first time user of a mgmt. company and chose Evernest from many other companies in the Denver Metro area, based on the reviews and prehire conversations with Tim.. It was the best decision I could have made. Tim and the all of the teams from onboarding to the customer service and accounting teams have been great to work with. They answer all of my questions and even twice if I don't get it the first time. I typically don't write reviews, however this one was worth it.
