Editorial context
Working with a provider in Washington – what matters
When choosing a property manager in Washington, DC, owners should first establish whether the company's focus matches their property. EJF Rentals specifically lists residential rentals, including single-family homes, condominiums, townhomes, and small multifamily buildings. For a rented condominium, management of the individual unit should be distinguished from management of the condominium association as a whole. The latter is not described as a focus of EJF Rentals in the supplied material.
For a service area spanning Washington, DC, Northern Virginia, and Suburban Maryland, owners should also clarify who handles local requirements and any necessary licensing. The scope and responsibilities of the advertised compliance support should be defined in the management agreement. This does not replace individual legal advice.
When comparing proposals, marketing, tenant screening, and leasing deserve attention alongside ongoing management. Owners should ask which applicant checks are performed, how lease renewals are handled, and which reports are available through the owner portal. A sample statement can help clarify how income, expenses, and fees are presented.
Maintenance procedures are particularly important: who receives requests, how urgent cases are prioritized, and what spending authority the manager has. The contrasting experiences in the supplied review selection make response procedures and escalation options useful topics to discuss before signing. Finally, owners should obtain written details of the base management fee, additional charges, contract term, and termination conditions. Specific terms are not provided in the supplied texts.

In contrast, one critical review alleges prolonged pest problems, delayed heating repairs, an inadequate response to a reported safety issue, and disputed fees. I am a new client to EJF Realtors. The prior property management firm I worked with retired after 20+ years. Making the transition to a new firm can be challenging. EJF has been responsive and thorough with the management of our properties and reporting of issues and/or changes. Their portal is easy to navigate and contains all the relevant data needed to track both our residential and commercial property's performance. To date, tenant issues and service needs have been addressed quickly. I have had some technical support needs, which have been quickly resolved with much patience on the part of EJF. I am feeling optimistic about the new relationship.
I would tell anyone in my life to avoid renting an EJF property at all costs. EJF is a slumlord company, content to leave tenants living in unsafe and unsanitary conditions while racking up outrageous and often suspicious fees. Our kitchen was overtaken by rats for MONTHS because EJF refused to fix a hole in the exterior of the property (or adequately fix holes in the kitchen walls). We were living in a kitchen covered in duct tape and steel wool — our best attempt at protection — but they still chewed through (see photo). They also left us without heat for 2 weeks during a snowstorm because “the owner wanted to see if he could get a cheaper estimate” to fix the heater. (This is after we told them the heater had a carbon monoxide leak and the fire department had to be called and they took more than 24 hours to respond, and only did upon follow up). It is tough to be paying $3k/month for
EJF Real Estate Services is a great company. Their employees are very knowledgeable, kind and always provide me with an immediate response to any questions or concerns regarding my rental property. I can relax knowing that EJF it's keeping my property up with the necessary repairs and improvements. They carefully follow the DC regulations for the tenant’s safety and security. They also recommend and provide rental increases that are fair and consistent with the market. Jocelyn, my property manager, is outstanding and really knows the business of customer satisfaction for the renter and the property owner. I would gladly recommend her to my family and friends.
I love my place it's clean and friendly and the staff is always willing to help you. I want to thank you for addressing my concerns and moving so quick to resolve it. Thank you to Ms. Maria. She's a nice person and she will take care of any concerns that you have as well as other staff members. Ms. Maria always take the time to email or call you and she's very caring. Thanks again for the wonderful experience. Esther Hill.
Let me say a word of praise for EJF and especially for Ivy Jesto. I had a detailed question, and Ivy got back to me with the details I needed. She was thorough and professional, and I am very grateful. Let me also say how grateful I am for Adolf Gemarino's work. I had some challenging issues to sort out, and he was able to give them fixed extremely efficiently and thoroughly. I'm very pleased.
