Editorial context
Working with a provider in Washington – what matters
When choosing a property manager in Washington, owners should first establish whether they need management of an individual rental unit or support for a condominium or homeowners association. The supplied EJF reviews touch on both areas but do not provide a complete service description. A proposal should therefore identify the scope of work, responsibilities, and limits of the engagement.
For associations, coordination between management, customer service, and the board is particularly important. Useful questions concern designated contacts, response procedures, and records of unresolved requests. Since the review selection mentions both helpful support and communication delays, prospective clients should discuss how requests requiring board decisions are handled.
Payment procedures also warrant attention. Clients should ask how portal access is established, account balances are checked, and automatic dues payments are activated. During a management transition, it is also useful to clarify how existing account records are transferred and discrepancies resolved.
For rental units, leasing responsibilities, repair approvals, billing, and potential additional charges should be clearly documented. A single critical review does not establish standard contractual terms, but it can prompt specific questions about costs. Owners should also clarify how documents and keys are returned when the contract ends. Decisions should be based on the actual proposal and agreement; these points provide general guidance rather than legal advice.

Selected reviews on Google
The supplied Google data show a rating of 4.7 out of 5 stars from 2,863 reviews. In the available selection, several reviewers praise friendly, patient, and clear assistance from customer service. Recurring topics include customer portal access, dues payment questions, and help with automatic payments. One otherwise positive review mentions communication delays between the service center and the association board. One strongly critical review reports bureaucracy, inadequate rental support, repair and cleaning costs, and difficulties with coordination and returning keys. The repair surcharges alleged in that review are not substantiated by contract documents. This is a selection of customer experiences, not a comprehensive analysis of all reviews.
Christina at the Customer Service Center was very helpful. Even though there is a delay in communications between the center and the board at the building's association; she made all possible efforts to help. She made appropriate notes on my account to make sure the latest updates were visible on my account.
On Friday, March 13, 2026, I contacted your Customer Service department. I was concerned my check for March's dues had not cleared my bank as I mailed my payment on the 26th or 27th of February. I spoke with a very nice gentleman named John. He was very professional and personable. He checked my account and advised my check had not been received yet. I was concerned that in my almost 39 years of living in Threechopt Village I have NEVER been late with a payment! He shared my concerns and I inquired about an automatic withdrawal. I tried to set that up previously but since our former management company hadn't forwarded my up-to-date account information I couldn't do it at that time since my account was considered not current. John advised as soon as this month's check was received I could go on my portal and set that up. He briefly explained how I could do that and if I I had any
Dear EJF Real Estate Team, I am writing to express my appreciation for the excellent service I recently received. Mr. Pedro Campos handled my call, listened to my situation, and provided very efficient assistance, successfully resolving the issues I was experiencing with the new portal. His support was professional, clear, and very helpful. I am very satisfied with the service provided. Thank you very much for your support. Sincerely, Government of the republic of Peru
Don't do it, folks. Bad bureaucracy once you sign the dotted line. Also, make sure to read your contract: they tack on 10% of all repair costs once it goes over $2500, which means, yeah, there's a reason they keep pushing on you for lots of expensive repairs. Customer service is pretty horrendous. They spend more time trying to explain why they can't do something (e.g. rent out your unit, keep repair costs down, charge multiple times for "cleaning services" for the same box of trash, coordinate with your HOA, give you your keys back when you terminate the contract) than actually just doing the job. Not one single dollar of rent received, and forgetting all the rent missed, I'm out $10k in 6 months being yoked to them. Just, don't.
My condominium recently changed to EJF Management company. I was having trouble setting up my account and Jay provided excellent service. He was so patient, professional and knowledgeable as he helped me to get logged in. Explaining how to navigate through the screens to set up automatic monthly HOA payments made what could have been stressful completely stress free. I wish everyone could be as competent and helpful as Jay!! 😊 Thank you Jay for your time and support! Forever grateful !! Spoke to another person Arjie regarding a different problem I had! She was very helpful and explained everything clearly.
