Editorial context

Working with a provider in Los Angeles – what matters

When choosing a property manager in Los Angeles, owners should first establish whether the services fit their property type. EGL Properties lists residential properties ranging from single-family homes to multifamily buildings and also mentions commercial real estate and homeowners associations. Before appointing the company, owners should clarify which responsibilities are included for their particular property and which require a separate agreement.

Clear procedures matter in marketing and leasing: who determines the marketing strategy, how are prospective tenants handled, and how are owners updated on vacancies and leasing progress? Since EGL Properties lists rent collection and monthly reporting, reviewing sample reports, accounting procedures, and the handling of overdue payments would also be useful.

Maintenance is another important consideration. Reporting channels, responsibilities, spending approval thresholds, and procedures for urgent problems should be discussed before signing. The selected reviews describe differing experiences with response times and repair completion. Specific arrangements for updates and documentation of completed work can therefore help set expectations.

Rental properties in Los Angeles may be subject to different local and state requirements. Owners should ask how the manager addresses applicable requirements in everyday operations and when outside professional advice is sought. These observations are not legal advice. Management fees, potential additional charges, contract duration, and termination terms should also be clarified in writing; the supplied website excerpts do not provide these details.

Selected reviews on Google

The supplied Google data shows 4.3 out of 5 stars from 421 reviews. Across the selected reviews, personal assistance, dependable management, and follow-through on commitments receive repeated praise. Specific examples include help with online rent payments, support in arranging repairs, and regular communication with owners. Views on communication nevertheless differ: even one positive review asks for earlier updates. A critical review describes delayed, rescheduled, or only partially completed maintenance after an ownership and management change. It also reports a mold issue and a subsequent rent increase after a complaint to the city; this does not establish a causal connection. The same reviewer questions the credibility of other reviews, a claim that cannot be verified from the supplied sources. This summary reflects a selection rather than the full body of reviews.

We had a great experience with Leslie in accounting. She was so patient and kind when helping my aunt make her rent payment online and walked her through everything step by step. She even gave us her number in case my aunt needs help in the future. We really appreciate her going above and beyond to help us!

I have been living in an EGL property for quite some time and can say that my current property management team has done a great job. Just want to highlight that my property manager Eureka is fantastic - I really trust her to monitor any issues I bring up and respond quickly and with care. She has helped get both small and large repairs and renovations done that may have otherwise caused me to move out of the building if not addressed. I really love my apartment and feel like it is home and appreciate how the management, especially Eureka, has taken care of me.

Overall, I've had a very positive experience with EGL. While there are times when I’d like updates a bit sooner, they consistently get things done and follow through on commitments. I would gladly recommend them to other property owners.

As a property owner, partnering with EGL has given me peace of mind. Their team stays on top of everything, communicates regularly, and takes a proactive approach to managing my rental. I feel confident knowing my investment is in capable hands.

Go to the Yelp Review for more details about my experience. Those are real reviews. I do not believe the reviews on here. I have been a tenant at this property for more than six years and recently experienced a change in ownership and management. After dealing with a significant mold issue and filing a complaint with the city, my rent was increased by 8%, which I found disappointing given my experience. Since the management transition, I have been frustrated by ongoing maintenance and communication issues. In my experience, maintenance requests are often delayed, rescheduled, or resolved only partially, requiring additional follow-up. While inspections are conducted regularly, I would like to see the same level of attention given to addressing tenant concerns and property upkeep. I do not recommend EGL as a property manager.
