Based on my experience, I would strongly advise tenants to maintain a comprehensive evidential record from the first day of their tenancy. Despite returning the property after extensive cleaning and despite making improvements at my own expense during the tenancy, I was presented with a £228 cleaning invoice and proposed deductions that I fundamentally dispute. Particularly troubling is that the checkout report assessed the property’s cleanliness as generally “Good”, while substantial cleaning costs were nevertheless pursued. I provided detailed explanations and supporting evidence addressing a number of the points raised, including photographs from the start of the tenancy. However, rather than receiving a substantive response to those specific points, I received a generic confirmation that the proposed deductions would proceed. I would urge anyone looking to rent in Edinburgh to stay clear of DJ Alexander. Flat inspections are pointless as no one cares when you complain that the property is cold, draughty and not weather proof...we requested help for 4 years and only when we threatened to go to Citizens Advice, did the job get approved...which still took 4 months. Their maintenance team attend the property and "fix" your issues but leave other damage to walls and surfaces, which you are then charged for when you leave. Oh and they like to add extra days on your moving out period...hand your notice in, FACE TO FACE otherwise they add 3 days on to your notice, just squeezing another bit of money out of you, because they can. Avoid!
As a Landlord, I had a recent maintenance issue handled in an excellent manner by, Saif Tufail, Property Relationship Manager at DJ Alexander. The issue was dealt with in a professional and timely manner, resulting in a positive outcome for the tenant and myself, as the property owner. The DJ Alexander team continue to deliver a professional and easy to 'work with' property management service.
Positive experience with DJ Alexander while renting through them. We had an issue with the gas hob and Lizzie Mackenzie, Property Relationship Manager, was helpful and straightforward to deal with. Her suggested fix worked, and the ticket was resolved quickly.
