Cullen property became the letting agent at a flat my son and his friends rented in Marchmont, Edinburgh. I have recently moved in a house managed by Cullen Property. Communication has been excellent through the all process, everything has been dealt with at high standards by Katie Stephen and the Accounts Team. I had a few queries, which were also answered in no time. I experienced a few issues with the garage door and the boiler when I moved in, and Holly Chambers had both issues resolved within hours. Great experience so far!
Lack of communication when it comes to maintenance. Problems that were highlighted at the start of the tenancy were either ignored or unactioned. When maintenance was completed, often contractors would leave remains of the work (like big panels of wood) lying around our flat, leaving the work unfinished and one time even saying they would return to complete the job, but never did. We discovered they had covered up mould and to hide the faulty ventilation in our bathrooms with mould paint (which still caught mould by the end of the tenancy). Left the door of one of the bathrooms in the flat without a lock and a partially glazed window (you could see fairly clearly the outline of someone who was in the bathroom despite the glazing) edit: Since then Cullen held onto our deposit for an excessive amount of time (3 weeks since the tenancy ended). We had to chase them up- and were told that
I have been renting for years and have never once had an issue with a landlord or agency until now. Extremely unreliable and unprofessional company. After living in a shared property for 1 year, they attempted to deduct money from my deposit for broken doors that were damaged years before I moved in by a previous tenant. They tried to enforce these unfair charges despite their own move-in inventory being completely useless—it only listed that the items physically existed, with zero notes or proof regarding their actual condition on day one. Very untrustworthy practices. They will try to exploit reliable, short-term tenants to pay for old property maintenance. Stand your ground and force them into a formal dispute.
