Editorial context
Working with a provider in Phoenix – what matters
When selecting a property manager in Phoenix, owners should first establish whether the company's focus matches their property. Chamberlin + Associates specifically highlights medium-sized to large apartment communities. Owners of smaller buildings or other property types should therefore ask whether their property can be accepted and under what conditions. It is also important to distinguish routine management from investment-related advice and separately commissioned construction or renovation projects.
For apartment communities in Phoenix, maintenance procedures deserve particular attention, especially for air conditioning and hot water systems. A proposal should clearly explain responsibilities, reporting channels, availability for urgent problems and repair documentation. Since this provider lists preventive and restorative maintenance, useful questions include how inspections are scheduled and how completed work is checked.
For accounting and reporting, sample reports can help owners assess the information they would receive. Points to clarify include occupancy, rent arrears, maintenance costs and budget variances. The advertised weekly performance reports provide a specific starting point for this discussion. Renovation and construction work also calls for clear arrangements covering budget approvals, cost monitoring and responsibilities.
Finally, fees, potential additional charges, service boundaries and the management transition process should be clarified in writing. Google reviews can offer supplementary insights into communication and service experiences, but they do not replace an assessment of the assigned team and proposed contractual services. Reviews concerning different locations cannot automatically be applied to an individual Phoenix property.

Selected reviews on Google
The supplied Google data shows a rating of 2.6 out of 5 from 283 reviews. In the provided selection, positive reviews particularly praise the responsiveness, regular communication, initiative and follow-through of individual regional and on-site teams. Owner feedback also describes support during transitions and improvements in property operations. Recurring criticism concerns reviewers' perceptions of inadequate responses to complaints, unresolved issues between corporate and on-site management, and repeated or delayed repair requests involving appliances, hot water and air conditioning. Experiences differ substantially by team and location. This summary covers only the supplied, partly truncated selection rather than all 283 reviews; the incidents described are reviewers' accounts.
I normally do not leave reviews, but our experience here has been beyond frustrating. DONT LET THE TOUR FOOL YOU, DO NOT MOVE TO ARCADIA WALK OR ANY OF THERE PROPERTIES!! Before moving in, I specifically toured and agreed to an upgraded unit. Then on moving day, we found out the apartment was not actually upgraded at all. Their solution was to move us into another upgraded unit that I had already said I did not want because it was mostly carpet and on the top floor. Since moving in, we have dealt with issue after issue. We could not cook for weeks, our water heater did not work properly so we did not have reliable hot water, and our AC is still not fixed. We reported the AC problem multiple times and were originally told that nothing was wrong, despite the fact that our apartment clearly does not cool properly. It took constant complaints before anyone would even acknowledge the issue
We have been impressed with our professional & responsive management team, from the Regional Manager Maria to the onsite managers Diana and Alexis. We are kept informed with regular and consistent communication. The team is proactive in addressing rental and maintenance issues, and keep the properties well maintained. The team was instrumental in turning around the properties' performance and helped us with an important transition. We feel confident the properties' performance will continue to improve under their care.
Here’s a more professional and polished version of your review while still clearly expressing your experience: I had a very disappointing experience with Chamberlin & Associates and would not recommend this management company. Communication with corporate was unhelpful, as they consistently redirected concerns back to the property without providing any real support or resolution. In particular, my experience with one of their properties in Memphis was frustrating. Management at the property level lacked responsiveness and professionalism, and issues were not handled in a timely or effective manner. It often felt as though both the on-site leadership and overall management were not prioritizing residents’ concerns. Based on my experience, I would strongly advise others to carefully consider their options before renting with this company.
One thing I have to say is STAY AWAY from any property owned by this company. I have lived at 2 properties managed my this company and both were practically ran the same. None of my appliances worked properly and had to submit MULTIPLE requests. I am residing at the Tallows in Peoria currently managed by Chamberlain and associates and besides the appliances, lets talk about sanitary and safety concerns. I have lived in the complex since October of 2025 and have seen the police on property multiple times. I have had things stolen from me, including ny porch and patio and in the laundry area once. I asked the manager Angela if the cameras were working and if they could be reviewed. The manager stated the cameras on property do not work a few months ago. The manager then texted all residents to be monitoring all minors and I sent a message asking if cameras have yet been fixed as they are a
I've worked with myriad regional property management professionals over the years, and Evelyn Lugo stands out as one of the best. As an owner, I am extremely detail-oriented and have high expectations when it comes to communication, accountability, and execution. Evelyn consistently exceeds those expectations. She is responsive, proactive, organized, and always follows through on commitments. Rather than simply reacting to issues, she takes initiative to identify opportunities, solve problems, and keep things moving forward. What I appreciate most is her attention to detail and sense of ownership. She doesn't let things fall through the cracks, follows up diligently, and approaches every challenge with professionalism and urgency. It's clear that she genuinely cares about the properties she oversees and the clients she serves. Evelyn has been an outstanding partner for our Chandler pr
