Editorial context
Working with a provider in Seattle – what matters
When choosing a property manager in Seattle, owners should first check whether the company’s activities match their property and the scope of support required. Cornell & Associates identifies residential management as its focus and lists properties across numerous neighborhoods and the Eastside. For a particular building, owners should therefore ask about experience with comparable properties in that local market. The commercial sections on the website do not remove the need to clarify which services are actually available for a specific commercial property.
Because the company emphasizes market-based rents, tenant screening and expense control, a management proposal should explain these areas clearly. Useful questions concern the basis for rent recommendations, the screening process and the distinction between routine maintenance and larger improvements. Owners should also establish which expenses require prior approval and how costs and results will be documented.
Clear responsibilities and reliable communication channels matter in day-to-day operations. Given the differing experiences in the selected reviews, it is worth asking specifically how repair requests are handled, recurring defects are tracked and urgent problems are addressed. The clarity of utility billing should also be discussed.
Before appointing a manager, owners should obtain written details of service scope, fees, potential additional charges and reporting intervals. The complimentary management proposal can provide a starting point, but the supplied website extracts do not specify fees or contract terms. These points are general guidance, not legal advice.

I had a fantastic experience at the 1415 1st Ave N apartments with Cornell & Associates. Emily made living here such a seamless + enjoyable experience; I felt constantly supported + taken care of by their management team. I would recommend living here to anyone – this is by far the best renting experience I've had in Seattle.
I actually liked our apartment at Elliott Place in Ballard but moved out for two reasons: there was constantly a smell of cig smoke. Neighbor said they had talked to Cornell about it. If that is true, they need to do better than telling the person to stop smoking. They need to run an ozone machine because more than half year later and it still smelled like that all the time. Other problem was the windows. They're cheap and cause condensation. This is an old building that already has mold issues due to poor ventilation. It was worth putting up with these issues until they raised the rent.
I created an account just so I could share my horrible experience with this company. DO NOT LEASE WITH THEM IF YOU CAN HELP IT. I had a multitude of issues with my apartment due to poor piping and was forced to vacate my home. I was inadequately compensated for the mess and inconvenience. when the work was done, I was trespassed on multiple times, and at the conclusion of the work I came home to find my door wide open. I tried numerous times to contact management about this safety issue and i never got a response. Moreover, I was not told that the space below mine was a "shared space" where a drummer frequently rehearses. I reached out to management over ten times asking if there could be some basic time constraints for this, only to be told by the drummer that he had never been given any time constraints. I feel unsafe in my home and disrespected, and I will now exclusively look for a n
By far the worst renting experience I have ever had. Leak in the ceiling for a whole year, their fix was to paint over the water damage. No compensation of damaged goods or space we lost to a leaking ceiling. Took 10 fixes that did not work for them to redo the roof that was obviously the issue. We did not have working heaters in building all fall/winter, and I have heard the issue is still not fixed. But this review is beyond these building issues. Switched over to Ratio Utility Billing System... This made our set utility rate hike from $150 to around $300 per month. There is a renters union fighting against Cornell & Associates about this very issue currently. The real kicker was the abysmal management. Their lack of communication and business acumen was atrocious as well as incredibly unprofessional. As a timely respectful renter, never late to paying bills and leaving the apartmen
Patrick Kelly at Cornell & Associates has been an outstanding partner to work with over the past 10+ years. As a vendor for Cornell and associates, consistency and communication matter and Patrick delivers on both every time. He is organized, responsive, and always clear in his expectations, which makes it easy to execute projects efficiently and to a high standard. He values quality work, respects timelines, and treats his vendors with professionalism and fairness. It’s rare to have this level of trust and reliability in the industry, and I would highly recommend Patrick to anyone looking for a dependable and knowledgeable property management professional.
