Editorial context
Working with a provider in Edinburgh – what matters
When choosing a letting agency in Edinburgh, prospective clients should first check whether its focus matches their needs. Clouds’ documented emphasis is on long-term rental homes in central locations and on individual and corporate clients. Anyone seeking a different area, a short tenancy or a particular use should explicitly ask about availability. Descriptions such as “higher-end” are no substitute for a viewing and a check of the actual furnishings and condition.
For tenants, relevant considerations include rent, ongoing costs, property condition, furnishings, transport links and potential noise. Before committing, applicants should obtain clear explanations of tenancy documents, deposit arrangements, inventory procedures and responsibility for repairs. For corporate lettings, it is also useful to identify the contracting party, intended occupants and preferred tenancy length early on.
Landlords should request a written breakdown of the management service. Questions should cover tenant sourcing, viewings, ongoing support, maintenance procedures and accounting. A transparent fee schedule and clear arrangements for approving expenditure are equally important. Clouds’ stated agency registration can provide a starting point for checking the provider, but it does not define the scope of its services.
A free instant valuation should be considered in light of its underlying information and limitations. Google reviews may offer additional insights into communication and support, but they do not replace a direct discussion or a comparison of specific contractual offers.

I had a very good experience with this agency. The whole process was smooth and professional, and the staff were helpful whenever I had questions. Communication was clear, and they responded quickly to my emails. Everything was handled efficiently from viewing to moving in. I would recommend them to other students or tenants looking for accommodation.
Clouds was amazing, the staff are incredibly helpful and easy to work with. They are also incredibly thorough and user-friendly with all documentation and lease agreements after move in. I highly recommend them and will be going through their team again when I move to a new place.
I had a great experience living in a studio flat managed by Clouds Property Management. The apartment was well-maintained, full of natural light, and very comfortable to live in. The team was responsive, professional, and supportive throughout my tenancy, from move-in to check-out. Now that I’ve moved out, I still truly appreciate their service and would highly recommend them to anyone looking for a place in Edinburgh.
I have just become a new tenant and Callum has made whole process informed, smooth, efficient and easy. Definitely one of the best letting agencies. Can't wait to pick up my keys!
I really cannot recommend Clouds more highly - they are a fantastic company both for landlords and tenants. We have worked with Clouds for many years and they manage three flats for us in Edinburgh. They are proactive, polite, efficient and communication is always excellent. They have looked after our properties as if they were their own which is very rare in my experience. I know they are also really helpful to tenants if there are ever any issues with the flats. All problems are dealt with immediately and efficiently. I would give 10 stars if I could!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
