What to look for in Phoenix

  2. 2

Reply with questions and a fee proposal.

  3. 3

Viewing and meeting with the advisory board or owner.

  4. 4

Appointment by resolution (WEG) and management contract.

Common questions before you enquire

Must the manager be certified?

Since December 2023, owners in a German owners' association are generally entitled to a certified manager (§ 26a WEG).

What does property management cost?

Usually a flat fee per unit and month; extra services are often charged separately. Ask for a written list of services.

Profile summary

Capstone Realty Professionals at a glance

Capstone Realty Professionals is a residential real estate service provider serving the Phoenix metropolitan area. The company combines property management and leasing with assistance in buying and selling homes. Its website also specifically addresses clients seeking to acquire, hold or sell residential investment properties.

The listed services include ongoing property management, a separate leasing service described as “Lease-Only,” and maintenance. The offering therefore covers both individual leasing assignments and longer-term residential property management. On its sales page, the company also lists property valuations and a marketing programme that begins before a property is publicly listed.

Capstone offers a free initial consultation that can be requested through a form on its website. Visitors can select buying, selling, investing, property management or lease-only services as their area of interest. The supplied texts do not provide specific management fees or contract terms. These matters, together with the precise scope of services for a particular property, should therefore be clarified directly.

Editorial context

Working with a provider in Phoenix – what matters

When selecting a property manager in Phoenix, the first question is whether the owner needs leasing assistance alone or ongoing management. This distinction matters for Capstone because its website lists both “Lease-Only” and property management services. Prospective clients should request a written explanation of what each option includes and which responsibilities remain with the owner once a lease has been signed.

For rental homes, clear procedures for repairs, tenant turnover and tenant communication are important. Points to clarify include responsibilities, spending approval limits, contractor selection and records of completed work. Given Phoenix’s high temperatures, arrangements for air-conditioning maintenance and urgent breakdowns deserve particular attention. A general reference to maintenance does not establish that a specific emergency service is included.

The fee structure should also be transparent before an appointment: which recurring charges, leasing fees and additional costs apply? How are owners informed about income, expenditure and unresolved issues? For properties within a homeowners association, communication with the HOA should be discussed explicitly.

Because Capstone also handles purchases and sales, coordination between management and a future sale may be relevant. The scope, responsibilities and fees for these services should remain separately identifiable. Reviews can provide additional context, but they do not replace examining the proposal or agreeing on clear service and reporting arrangements.

Greg made the home buying process easy and fun! He was always available and punctual. My wife and I really appreciated his honest opinion and feedback on the houses we looked at together. Greg, thanks again for helping us find such a wonderful home!

We have worked with Capstone Realty Professionals for 10+ years across a portfolio of rental properties, and the quality of service has been consistently outstanding. Stephanie Bennett is an exceptional property manager and a genuine pleasure to work with. She has an extraordinary ability to anticipate what needs attention, keep multiple issues moving simultaneously, and resolve problems quickly and sensibly. Whether she is managing a repair, coordinating a turnover, handling a lease renewal, working with tenants and vendors, or following up on an HOA matter, Stephanie communicates clearly, exercises excellent judgment, and treats every property as though it were her own. Her responsiveness, warmth and all-round professionalism give us enormous confidence. I would also like to recognize Yaz Darrah, who is one of Capstone’s unsung heroes. Over the years, Yaz has done wonderful work mana

When signing the lease they were Great. When I needed replacements to knobs on stove, they replaced with loose fitting ones. I ask for a drawer to be fixed and they put it on backwards. I asked for the ice machine to be fixed and they said just turn it off. Upon move out they kept close to 2000 of my deposit. For landscaping, ac filters which I paid for throught their mandatory monthly service, 1500 for paint saying it was beyond 2 yrs worth of wear and tear. Charge for landscape even though it was in better shape than when we moved in. Honestly Im certain we left the house in better condition than we got it. looks like whoever was there befor us used the walls as punching bags. i was told to contact them withing 24 hrs of the email and when I called the next day she said it was already in the pile to be sent and she may not be able to pull it. So i guess there goes another 30 bucks out

Highly recommend Ed and the team to anyone looking to buy or sell a home! I recently sold my house and had a great experience working with them. They did an awesome job handling some difficult situations throughout the process and always kept things moving forward. From start to finish, they kept me updated and made sure all my questions were answered. They made the whole process feel easy and made sure I was comfortable with everything going on. We had some delays that were completely out of their control, but they stayed on top of everything, communicated well, and worked hard to get us closed as quickly as possible. What impressed me most was that I was out of the country during the sale, and they still made the entire process smooth and stress-free. Couldn’t have asked for a better team to work with
