Editorial context

Working with a provider in Phoenix – what matters

When choosing a property manager in Phoenix, owners should first assess whether its experience matches the property type and the required scope of support. Because CAM Properties emphasizes multifamily communities on its website, references from comparable properties and a clear definition of routine management responsibilities are particularly relevant. Its listed activities extend beyond management, so a proposal should distinguish between included services and work requiring a separate engagement.

For capital improvements and property repositioning, responsibilities for planning, budget approvals, execution, and quality control should be documented. In-house construction and design capabilities do not remove the need to clarify how costs are recorded and decisions coordinated with the owner. For acquisition support, prospective clients should also establish which assessments and analyses are actually included.

For ongoing operations, clear accounting reports, defined payment approvals, and measurable marketing objectives provide useful points of comparison. Prospective clients should also ask about procedures for maintenance requests, emergencies, and complaints. Given the recurring criticism of responsiveness and maintenance in the supplied review selection, it is worth requesting specific explanations of response procedures, escalation routes, and documentation of completed work.

During a management transition, residents should receive timely information about responsibilities and payment arrangements. Reviews can help shape questions for the selection process, but they do not replace checking the proposed scope of services or obtaining current references. These observations provide general guidance rather than legal advice.

Selected reviews on Google

The supplied Google data lists a rating of 2.1 out of 5 from 294 reviews. The provided selection includes some truncated reviews and does not represent the full body of feedback. Recurring complaints concern difficulty reaching staff, unanswered messages, and maintenance work described by reviewers as delayed or left unresolved. Several accounts also criticize unclear responsibilities and inadequate communication around move-ins, move-outs, or management transitions. Individual reviews describe pest problems, missing warnings during maintenance activities, and disputed payment or lease matters. One limited positive detail is that someone was dispatched after a pool problem was reported, although the same review criticizes the subsequent safety communication. No recurring positive themes are evident in this selection. These statements reflect reviewers’ personal experiences and allegations and are not independently verified by the supplied sources.

I'm not sure how many properties CAM manages, but they must be totally overwhelmed. Obviously, the Saxony apartments are at the bottom of their priority list. If you put in a maintenance request, they might get to it after a couple of weeks, or they might just completely forget about it. And that's just the Maintenance crew. Then there's the girls at the office. They couldn't care any less if they tried. I know they have to deal with countless residents who are completely unreasonable, so I try not to bother them at all. What a great job they have. They will completely lie to your face and tell you whatever it takes to get you off the phone or out of their office as soon as possible.

My family and I rented an apartment in Phoenix through this management company. We broke our lease (as we moved to another state) and expected to hear back from their team in a timely manner. Almost a year and multiple emails later I STILL have not received a response, phone call, email or letter since my initial emails. Not from Andrea who helped us lease our apartment, or the “moveouts” email I was informed to contact. NOW I’m being denied at other properties because they have me marked as “unpaid” and popping up on my credit as delinquent, despite this management company’s negligence to respond to me since September of 2025. Stay away from dealing with this management company.

Colter Apartments (3rd Ave & Colter St) My personal experience as a former resident: I dealt with severe and ongoing rodent issues in my apartment for months. Rats chewed through my kitchen ceiling multiple times, leaving large holes and causing serious contamination concerns. I submitted maintenance requests immediately each time. The first request was marked “work completed,” even though no repairs had been done. When I tried contacting the office to get help or clarification, it was extremely difficult to reach anyone who would take responsibility for the situation. Phone calls went unanswered, emails were ignored, and in-person visits often ended with me feeling dismissed or not taken seriously. Attempts to speak to someone above the onsite staff were not successful, and I was repeatedly told there was no one else to contact. At one point, in order to block the first hole myself, I

Let's say they're overwhelmed , understaffed or both (how else could you be this careless) on the management end!! I am a current resident and there have been several unsafe and unsavory situations! Our pool turned green in this heat, when reported they sent someone out . HOWEVER, They came, shocked it and left NO WARNING of strong chemicals present. Then today 7-18-2023 they are doing palm tree maintenance. Again, NO WARNING!! This is inherently dangerous. I heard loud banging, like the walls were coming down! I came out to see my patio and walkways littered with palm fronds having one fall and hit me!!! NO WARNING, NO COMMUNITY INVOLVEMENT OR ENGAGEMENT!!! I waited 2 months to be able to move in after approval. In the week's leading up to my move I had not from heard from them and could not get a hold of them (I was stressing)!! Finally, the week before my move in date, they got my

DO NOT RENT WITH CAM! My apartment was bought by CAM in November of 2025, it is now April of 2026. Despite being 6 months into the new ownership, when I call emergency maintenance lines listed on the CAM website, they claim they don’t own my apartment. I have literally nobody to go to and essentially have no clue who the new landlord is. There’s literally a sign outside of my apartment posted by CAM properties with the logo and phone number to their company, yet each time I call CAM, they deny any ownership and responsibility and say they can’t assist me. So far I have dealt with an unlawful changing of the locks during the initial property acquisition, as well as a threat of eviction when my rent was due for the first time with CAM because they didn’t have their own company bank account set up and I couldn’t be there in person to submit a physical check because it was Christmas/New Year
