I lived in a complex that Butler Property Company purchased for the last year we were there. The decay was instant. What had been a welcoming, safe, clean community was neglected and ignored. They allowed tenants in that were less than unsavory. Suddenly none of the gates worked and any and all addicted and unhoused individuals were in and out of our small complex like it was a shelter. More than once a week we would walk into our extremely small 1 washer 1 dryer laundry room to find an unhoused or addicted individual sleeping inside. Sometimes they'd even go so far as to lock the door so at least you didn't have the unpleasant surprise of walking in on them. Inside our unit the hot water would "randomly" go out once a month and we'd have to message managment over and over for it to be notice/rectified. Doug has been absolutely fantastic in handling and escalating issues we have encountered over the last past few years. The staff is always polite, courteous, and upfront with their expectations and this is always greatly appreciated. Thank you Butler and I certainly appreciate your business and those that you hire.
Do NOT rent with this company unless you enjoy stress, frustration, and being completely ignored. This has easily been the worst rental experience I’ve ever had. I went into their office for help with a simple website issue, and instead of assisting me like normal professionals, the staff was rude, dismissive, and acted like I was inconveniencing them just by being there. The front desk lady in particular made it very clear she wanted me gone as fast as possible. Zero customer service. Maintenance? Basically nonexistent. If something breaks, don’t expect help—be ready to fix it yourself. My garbage disposal stopped working and it felt like they expected me to just deal with it. When they do “address” issues, they drag their feet to an unbelievable level. We’re talking WEEKS for basic repairs. The worst part? I had MOLD in my unit, and it took them nearly a MONTH to fix it. I’ve reported ongoing harassment issues and have had to involve law enforcement, yet I have seen little to no action taken to address the situation or help residents feel safe. The property itself appears poorly maintained, and communication from management has been disappointing. Many units are individually owned and residents pay HOA dues, but from my perspective, the condition of the property does not reflect the fees being collected. The biggest issue is the lack of concern shown for resident safety and quality of life. When serious concerns are brought forward, they seem to be ignored rather than addressed. If safety, responsiveness, and property upkeep are important to you, I would strongly encourage you to look elsewhere. U

Communication was consistently poor, and instead of resolving issues, it often felt like we were left to deal with them ourselves. Even the vendors they work with weren't reliable.
