What to look for in Chicago

With property managers in Chicago, responsiveness, timely statements and certification under § 26a WEG matter.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe the property: owners' association or rental block, units, switch date.

  2. 2

Reply with questions and a fee proposal.

  3. 3

Viewing and meeting with the advisory board or owner.

  4. 4

Appointment by resolution (WEG) and management contract.

Profile summary

Atlas Asset Management at a glance

Atlas Asset Management is listed as a property management provider in Chicago. As the website text was unavailable, this profile draws on the supplied Google data and a selection of reviews. These provide indications of rental property management, apartment viewings, assistance with finding housing, and the handling of maintenance requests. They do not establish a comprehensive service offering.

The Google profile shows a rating of 4.1 out of 5 from 514 reviews. The supplied selection includes praise for personal assistance during the rental process as well as substantial criticism of ongoing management. Several reviewers describe difficulty reaching management, pest problems, and shortcomings in building upkeep. These accounts represent individual experiences rather than independently verified findings.

No substantiated information is available on the founding year, team size, portfolio, fees, or contract terms. Prospective clients should clarify the scope of services and responsibilities for the specific building directly.

Editorial context

Working with a provider in Chicago – what matters

When selecting a property manager in Chicago, owners should first establish which tasks are actually included in the contract. Leasing, ongoing tenant communication, and maintenance coordination are distinct service areas. The supplied reviews of Atlas Asset Management indicate activity in these areas, but they are not a substitute for a formal service description. It also remains unclear which management services the company offers to external property owners.

For rental buildings, it is useful to document procedures for repair requests, urgent problems, and progress updates. Prospective clients should ask about responsibilities, expected response times, and records of completed work. Given the recurring pest complaints in the supplied selection, relevant questions include how inspections, specialist contractors, and follow-up treatments are arranged. Responsibilities for cleaning, snow and ice removal, and checking entrance doors should also be clarified. These are due-diligence questions, not confirmation of the individual allegations.

Prospective tenants should inspect the specific apartment and shared areas and establish how to report defects. A positive viewing experience does not necessarily indicate how ongoing management will operate.

Google reviews should be treated as supplementary evidence. The supplied selection does not necessarily represent all 514 reviews or every managed building. Building-specific information, current documentation, and clear agreements therefore provide a more useful basis for a decision than the average rating alone.

Selected reviews on Google

The supplied selection contains four one-star reviews and one five-star review. Recurring criticism concerns management responsiveness, mice or other pests, and building condition and maintenance. Several reviews also describe water supply interruptions or drainage problems. Repair response times are sometimes described as inconsistent, while some reviewers acknowledge efforts by maintenance staff. The positive review praises a staff member for prompt help finding an apartment, answering questions, and being accessible. Another reviewer describes the initial viewing positively but criticizes subsequent management. This is a selection of partly truncated personal accounts, not a representative analysis of all 514 reviews. The reported incidents have not been independently verified; the stated overall Google rating is 4.1 out of 5.

If I could rate lower than 1 star I would. A while ago I commented that the person who did my tour was great but after living in this building for about a year and dealing with the management company, my opinion has made a complete 180. There’s a roach and mice infestation year round. Maintenance does their best but the property manager needs to call an actual exterminator. It’s very difficult to reach anyone in the office but they’re very good at communicating when rent is due and how you can pay (the only thing they’re good at communicating). The building is poorly taken care of, there’s a lot of different characters that stay in the building, packages and mail are constantly being stolen and there’s no type of surveillance. There were also multiple times during the winter where the heat wasn’t working and the water wasn’t either. When I first moved in my stove had a gas leak that I h

Please DO NOT LEASE WITH THIS COMPANY!!!! I moved in August 2025 & since then I've constantly seen MICE in the unit. Despite the "pest control" coming out, there are still mice in my unit!! No matter how much you keep it clean, it doesn't matter due to the building having an infestation. I've complained almost every single time it snows outside about the team not coming to put salt down or shovel the snow! This property is heavily neglected, the outside of it is filled with trash, which is likely attracting more rodents. Sewage is constantly backed up, so there's a chance your water will not go down for days or even at all! Sometimes maintenance team will come same or next day, & other times it can take over a week to get a request fulfilled. The absolute worse part, obviously besides the family of mice I've had to share my unit with, is that PROPERTY MANAGEMENT WILL IGNORE YOU. YOU CANT

If i could give them 0 stars I would. I lived in one of their buildings 4344 S Ellis. And it was a terrible experience! First off they had/have an extremely bad mice issue. My unit was infested with mice for 6 months! The mice ended up chewing a whole in my wall the size of large golf ball. Other tenants complained about roaches as well. I did have a few in my unit. Additionally homeless people were constantly breaking into the building and sleeping in the hallways. The building doors never locked. The front door is constantly broken. To the point that mail was not getting delivered for months! It took 10 months for them to fix the buzzer issue and it only unlocks 2/3 doors. The washing machines are always broken and they expect YOU to call the company and put in a request! The hallway window is constantly leaking when it rains so much so the ceiling fell in. Management or anyone from t

I just want to really thank Chatisha for everything! She really helped me with finding the perfect place to stay for me and my 2 kids within days! She answered any questions I had! Responded to phone calls and texts! She was just over all on point with everything! If this had 10 stars that’s exactly what I would have given her because she is very reliable and she work so hard to make sure her clients get everything they are looking for! So again thank you so much love for everything! You are truly a blessing! I would highly recommend her to anyone who is in need of a new home!

This management company is very unprofessional. They don’t answer phone calls or respond back. I lived on 59th and Troy for 2 years renting with them and twice the water was turned off without notice, one of those times was the middle of winter. The second time was recent as my lease was ending, I was told we would get a credit. When I finally got a hold of them I was told I would be given a gift card with my credit on it and then given the run around by the property manager Mark with his fake professionalism having me drive around the city to get a gift card and then canceling last minute with empty apologies. It’s very inconsiderate on the people’s livelihoods. I will never rent with them again and i do not recommend renting, they do not care about their tenants.
