My family and I have been renting a home from AMH for the past 3 years. We like the home and the neighborhood but management and maintenance is horrible! We have been without our upstairs a/c for over two weeks! My husband had to drive 40 minutes after work to pick up a portable a/c unit that we had to ask for, no one offered one to us. Just asking for one we got the runaround to ask the vendor, to the vendor stating it’s AMHs responsibility. We’re in the middle of extreme heat warnings so the portable a/c can’t keep up with the heat and is too small of a unit to cool our room. “But that’s the biggest one they have.” My husband, myself and my children have been living/sleeping in our living room on couches and the floor. This all started on 6/24/26, our unit caught fire because it’s so old and has been bandaged so many times prior. Every year they have to compensate us because our utilit

Ion helped me with a service request for my freezer not working properly. He was very kind, knowledgeable, and took the time to explain what was going on. While repairing the frozen freezer fan, we discussed another issue I had with my bedroom always being hotter than every other room in the house and he showed me how to fix the AC vents to blow more air into that room when I was previously told by other techs that there was nothing that could be done. So awesome! As he was leaving, he noticed my front door didn’t close properly and adjusted the striker so that my door would close as it should. He’s fulfilled a minor maintenance request or two during my 1+ year lease and he’s always been very friendly and helpful. I was hoping he would be the one sent out to take a look at my freezer and I’m so glad it was him!

Anthony called me this morning to let me know he was on his way and gave me an ETA, which I appreciated. Once he arrived, he quickly diagnosed the problem with my garbage disposal and explained that it needed to be replaced. He was prompt, efficient, professional, and courteous throughout the entire visit. The service was excellent, and I truly appreciated how smoothly everything was handled. Avoid this leasing company if you value professionalism, cleanliness, and responsive property management. The home was in a completely unacceptable condition when I moved in. It had clearly not been cleaned before my move-in date. There was cat urine on the floors and baseboards, and cat hair throughout the home. No tenant should be expected to move into a property in this condition, especially after paying rent and move-in costs. What has been even more frustrating is the company's lack of urgency and accountability. Communication is incredibly slow, and getting a response takes far longer than it should. Rather than taking responsibility and working toward a fair solution, they have been dismissive and unwilling to resolve the issues they created.
