Editorial context
Working with a provider in Atlanta – what matters
When choosing a property manager in Atlanta, first establish which tasks the management agreement actually covers. For a provider whose reviews mention rental preparation, tenant placement and ongoing management, the handoffs between these stages deserve particular attention. Owners should ask who identifies work needed before letting, obtains quotes, approves spending and checks completion. The scope and charging arrangements for additional services should also be documented clearly.
Handling HOA requirements is another point to clarify. It is useful to agree who deals with association notices, monitors deadlines and coordinates work on the property. A review mentioning these activities does not establish that the company also manages the association itself.
For prospective tenants, a documented handover is especially important. Property condition, cleaning, items left behind and outstanding repairs should, wherever possible, be discussed and recorded before move-in. Responsibilities for routine maintenance and procedures for reporting repairs should also be explained clearly.
The supplied review selection contains differing experiences of communication and move-in arrangements. Specific questions about contacts, responses and the handling of defects are therefore worthwhile. An overall Google rating can provide context, but it does not replace checking the individual service scope or clarifying fees and procedures. These points are general guidance, not legal advice.

I have had a good experience with this property management company over the past several months. They have been consistently responsive, courteous, and professional. They helped get my property rent-ready, found tenants, and continue to handle ongoing HOA requirements, like garage door and exterior painting. I appreciate being able to rely on them to manage things smoothly. Timothy Blake has been really great to work with!
Relocating from across the nation can feel overwhelming, but my leasing experience with All County Cumberland Property Management was incredibly smooth from start to finish. The team made the entire process easy, seamless, and stress-free. Communication was clear, timely, and super helpful every step of the way.
One of the worst move in experiences in my life. My place wasn’t move in ready. The previous tenants belongings were still in the place. They didn’t paint the walls or clean. Which I was told they would take care of it all prior to me moving in. Now I’m stuck in a lease where I’m basically responsible for all maintenance issues. Just beware. Update since they responded: thank you for admitting the place wasn’t move in ready. Why provide cleaning AFTER I move in? Why not paint? I WAS TOLD YOU ALL WOULD! Now I’m responsible for lights in which most of the lighting had no bulbs and now this kitchen light that I don’t even know how to replace is out after one month?! Now I’ll provide pictures for the people to see what I moved into. Caked on dust on the sprinklers. Cracked up refrigerator and it’s turning yellow. And ANTS! They all came out as soon as I turn the water on in the tub! Speakin
If I could give negative stars, I would. Our entire move-in process was completely unorganized. From day one, the unit was filthy — one of the upstairs toilets had feces and urine, there was dog hair, bug casings, leftover hair, unfinished repairs, and even unwanted furniture left behind. When we raised these concerns, management initially told us it was the previous tenant’s responsibility to clean, rather than hiring a professional cleaner. Later, they admitted it was their mistake but still only offered $200 toward what was actually a $500 professional cleaning job. We had two cleaners quote is and they confirmed that it would in fact cost more than what they offered to clean. We paid out of pocket and spent our own time cleaning just to make the home livable. This is unacceptable and shows a complete lack of care by both the property management company and the landlord. Horrible e
I've been incredibly impressed with the entire rental process & team with All County Cumberland. They answered every question quickly, gave advice when requested, and followed up promptly to any issues. I really appreciate the personal touch.
