Editorial context

Working with a provider in New York – what matters

When selecting a property manager in New York, the first question is whether its experience matches the building’s ownership and use structure. Condominiums, cooperatives, rental communities, and commercial properties have different decision-making processes and management needs. Since AKAM lists all these property types, prospective clients should ask about comparable buildings and the management arrangement proposed for their property.

For on-site management, relevant details include staffing hours, responsibilities, and backup coverage. Clear procedures for reporting building problems are equally important: who receives a report, who instructs contractors, and how are progress and completion documented? The supplied AKAM review selection illustrates why both individual responsiveness and lasting repairs deserve attention.

The additional services listed for capital projects, energy, insurance, and procurement make a clear definition of scope particularly useful. Before appointing a manager, clients should establish which tasks fall within the base fee and which require separate agreements. Larger projects benefit from transparent bid comparisons, approval procedures, cost monitoring, and regular reporting. Energy projects should be discussed in terms of baseline consumption, investment costs, and measurable savings targets.

Working arrangements with the board or ownership should also cover financial reporting, meetings, and access to records. General statements about compliance do not replace an assessment of the specific building’s needs. These considerations provide general context and are not legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 4.2 out of 5 from 1,076 reviews. Within the provided selection, reviewers repeatedly praise individual employees’ responsiveness, professionalism, and clear communication, particularly during application procedures and lease renewals. Critical accounts concern delays or building problems that were not permanently resolved: one review describes pigeons and poor balcony cleanliness, while another reports a recurring roof leak after an initial repair. The latter also praises the helpful coordination and ongoing communication of a newly assigned employee. These are individual experiences from a selection of reviews and do not establish performance across all managed buildings.

I recently visited a friend who lives here and saw the condition of the balcony next to his apartment firsthand. There were pigeons and a serious cleanliness issue right beside his home. Knowing that he has been trying to get this resolved for months makes the situation even more disappointing. This should have been addressed much sooner. Shore tower

I live in the Villages West Development and AKAM has been the management company for years. I had a bad leak in my roof about a year ago that also caused damage to the inside of my house. A contractor came over at that time and basically patched the hole with a sealant spray and the leak was never actually fixed. I recently (about a month ago) had to call AKAM again bc water was pouring through my smoke detector as well as other parts of my ceiling. (In the same area as the original leak. ) When I called the office I was told that a new person Irina Gomelskaya would be assisting me. From the initial time of contact with Irina she was very helpful. She immediately reached out to the contractor and set up a time for him to come and look at my roof/ceiling again and he came to my house a couple days after making contact with Irina. She stayed in contact with me and made sure to communicate
