We are currently taking legal action against Adaptive Realty for wrongfully withholding our security deposit and for serious habitability issues at 1015 1/2 N New Hampshire Ave. Avoid renting from them and letting them manage your property, we are multiple people who have had horrible experiences with them, and they will keep your deposit when you move out. From the beginning of our tenancy, we experienced issues that required us to seek legal counsel, something we have never had to do in the 7 years we’ve lived in California, and we have never had a deposit withheld by any prior landlord. The unit was delivered to us in a dirty condition at move-in, which we documented. We left it in better condition than we received it, yet Adaptive is still attempting to charge for cleaning and normal wear and tear without any documentation to support their deductions. I’ve been living at this property since November 2022, and overall my experience has been very positive. Like any building, there are occasional maintenance items that come up with normal wear and tear, but the responsiveness and attention to those issues has always been quick and handled professionally. One of the biggest highlights has been working with Samuel Perez at Adapted Realty. He’s genuinely one of the best property managers I’ve dealt with. He’s approachable, communicative, and very reasonable when it comes to addressing tenant concerns. It’s clear that he cares about the property and about maintaining a good relationship with residents. Any time I’ve needed clarification, updates, or assistance with something related to the unit, Samuel has been prompt, professional, and easy to work with. That level of responsiveness really makes a difference when you’re renting. Overall,

He was incredibly responsive and helpful throughout the entire application process, making sure I felt supported every step of the way. Once I was approved, he promptly provided all the leasing information, along with plenty of helpful FAQs and tips.
