What to look for in Edinburgh

With agents in Edinburgh, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Edinburgh – what matters

Anyone appointing an estate or letting agent in Edinburgh should first distinguish between sales, lettings and ongoing management. The information supplied about 1Let primarily concerns residential lettings, property management and support with buy-to-let investments. For owners, the key question is therefore which of these activities a particular proposal includes and which services require a separate agreement.

Before appointing an agent, it is useful to obtain a written breakdown of management fees, potential additional charges, contract length and termination terms. Responsibilities for tenant communication, maintenance issues and authorising expenditure should also be clarified. As 1Let describes support from a dedicated property manager, prospective clients may wish to ask about availability and cover during absences. Owners living abroad should also establish how information and decisions will be exchanged during day-to-day management.

Coverage should be confirmed for the specific property: alongside Edinburgh, the Lothians and Fife, the website also refers to a Scotland-wide service. For investment advice, selecting a property should be distinguished from its subsequent letting and management; the scope and basis of the advice should be agreed in advance.

Industry affiliations and customer ratings can provide additional context, but they do not replace checking the actual proposal. The supplied reviews are a selection and cannot provide a complete assessment of all customer experiences.

Our experience so far with 1Let has been great. The lettings negotiator Zefron has been excellent, very knowledgable, we received prompt responses to our questions and the overall communication has been great. We would definitely use this company in the future.

1Let have been my letting agency for over 14 years and I can honestly say I have been delighted with their professionalism and knowledge, their availability and patience. They have acted, in my opinion, in a way that treated both the landlord and tenant fairly and gave me advice that I thought was really helpful in different situations. Their management fee was also very reasonable. If I were to work in the letting industry then 1 Let is a company I would be very happy to work for. Thank you to Rosalind, Beata and Daisy and all the others I have been supported by over the years. Much appreciated.

We have used 1LET for our flat at Bruntsfield for the past 11 years, and they have been absolutely excellent throughout. The team has always provided professional, reliable service and great communication, which gave us real peace of mind while managing the property from overseas. Our flat was consistently well looked after, and any issues were handled promptly and efficiently. We are very grateful for all the support over the years and would highly recommend 1LET to anyone looking for a trustworthy and professional letting agency.

The best letting agency in Edinburgh! They are very responsive to any queries or issues, and living in the property has been nothing but peace. Everyone is super helpful as well, I am just about to move into my second 1let rental and the process was seamless and so quick! Daisy and Zefron have been so helpful and lovely throughout the process, I’m so glad that I thought to communicate about wanting to love to them first. 100% recommend!

Our experience with 1Let has been excellent. They are efficient, professional and very thorough. Our experience was made even better by the viewing agent Zefron, who was clear, engaged and very friendly. He answered all of our questions and made sure we were completely catered for. Will highly recommend this agency to others :)

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
