What to look for in Graz

With agents in Graz, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

WESIAK Group is a property business with locations in Graz, Vienna and Klagenfurt. According to its own account, the company was founded by Winfried Wesiak in 1979 and expanded into a group together with Michael Spazierer from 1985 onwards. Editorial context

Working with a provider in Graz – what matters

Before appointing an estate agent in Graz, clarify which service is required: finding a home, letting, selling or obtaining a separate valuation. With a provider such as WESIAK Group, which also operates as a developer, property manager and direct buyer, its role in the specific transaction matters. Prospective clients should ask which group company will be their contractual partner and whether the property belongs to the group's own development portfolio or to a third party.

For a brokerage instruction, it is advisable to record the scope of services, duration, any exclusivity and costs in writing beforehand. The website advertises commission-free apartments purchased directly from the developer; this does not establish that all brokerage offers are commission-free. Purchase prices or rents should also be considered separately from operating charges, parking fees and other additional costs.

For older or refurbished properties, relevant checks include the building's condition, documented works, energy performance certificate and foreseeable maintenance needs. For new developments, the specification, completion status and handover date should be clear. Anyone considering an investment apartment or a Bauherrenmodell should have projected income, ongoing costs, financing and risks reviewed independently. Tax questions require individual professional advice.

Brokerage and subsequent management involve different responsibilities, so clarify who handles matters after handover. Ask about named contacts, reporting technical problems and agreed responses. The purpose, scope and cost of a valuation should be agreed separately. These points provide general guidance, not legal advice.

Ms Schirer is mentioned particularly often in connection with advice, finding an apartment and handling enquiries. That reviewer also considers the monthly parking charge too high. The comments concern both brokerage and management. This is a selection of reviews, not a comprehensive analysis of all ratings.

LG an Fr. Schierer, tolle Marklerin

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
