Editorial context
Working with a provider in Graz – what matters
Anyone engaging a property provider in Graz to help find a home, or applying for a rental listing, should first clarify the company's role in relation to the specific property and identify the contracting party. The supplied offering focuses on rental properties and related tenant services. Comparisons should therefore consider the application process and support during the tenancy, as well as location and floor area.
GRAWEwohnen's search filters allow an initial selection by district, gross monthly rent and amenities. Before deciding, applicants should clarify which costs are included in the advertised rent and which are charged separately. A commission-free designation on an individual listing should be understood as applying to that particular property. Features such as accessibility, suitability for shared living and outdoor space should be checked during a viewing.
The website lists an applicant information form, identification, proof of income and, where applicable, a guarantor declaration as application documents. Prospective tenants should ask early about processing stages, additional documentation and the proposed move-in date. For insurance offers, written clarification of their optional nature, duration and potential costs after a free introductory period is useful.
Pet rules and the procedure for reporting damage also matter during a tenancy. An online form establishes a contact route but does not demonstrate a particular response time. These points provide general guidance rather than individual legal advice.

Selected reviews on Google
The supplied Google data shows a rating of 4.5 out of 5 from 452 reviews. Several reviews in the provided selection highlight friendly, reliable communication and prompt handling of rental applications or requests to move between properties. Critical accounts describe interactions perceived as unfriendly, repeated requests for documents and rejections that reviewers felt were not adequately explained. One review also alleges that insurance and financial provision products were presented as mandatory and led to additional costs. This allegation cannot be verified from the supplied sources; the website explicitly describes household contents insurance as optional. The selection therefore reflects differing experiences and does not represent all reviews.
Vielen Dank, klare Empfehlung!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
