Editorial context
Working with a provider in Madrid – what matters
Before appointing an estate agent in Madrid, clients should clarify whether they need help buying a property, marketing a property they own or finding a rental home. vivienda2's website covers these areas. Even so, the specific tasks included, the designated contact person and the arrangements for updates should be established before an engagement begins.
Searching by district is a useful starting point in Madrid. Alongside price, prospective clients should compare location, transport links, condition and ongoing property costs. The website's filters for area, price and property type support an initial shortlist, but do not replace a viewing or a review of property documents. For offices, commercial premises or plots, suitability for the intended use should also be checked.
An online valuation based on address and floor area can provide an initial indication. Before making a selling decision, owners should ask which comparable properties, features and individual characteristics inform the estimate. Fees, potential additional costs, the duration of the agency agreement and any exclusivity provisions should also be clarified in writing beforehand.
For rentals, it is advisable to document the process, required paperwork, purpose of payments and refund conditions before paying a reservation amount or deposit. Agreed response deadlines can also help. These points provide general guidance and do not replace an individual legal review.

Selected reviews on Google
The supplied Google data records a rating of 4.7 out of 5 from 1,623 ratings. The selected reviews repeatedly highlight professionalism, helpfulness, availability and transparent answers. Several positive contributions describe support after moving to Madrid; market knowledge and punctuality are also praised. In contrast, one critical review describes a slow rental process and a lack of updates after a payment. The reviewer reports repeated follow-ups and an office visit to move matters forward. This summary relates only to the supplied selection and does not represent all reviews.
Renting through this agency was far more difficult than it should have been. The entire process was painfully slow. After I paid the deposit, I was left on read for days with no proper communication about what came next. Getting anything to move forward required constant chasing on my end. At one point I had to physically go to their office and spend half an afternoon there just to push things along, and I'm convinced that if I hadn't, I'd never have gotten the apartment at all. The lack of clear, proactive communication made the whole experience frustrating and stressful. If you rent with this agency, be ready to chase them constantly to get anything done.
They were very helpful to a couple of recently arrived expats, at a time when rental normatives in Madrid are very restrictive. They are courteous and professional.
I recently moved to Madrid, Spain. Vivienda2 is absolutely wonderful to work with. I worked with Vanessa, an excellent broker, she was always available to answer our questions and show us the apartment anytime we asked for. Sara, the manager was extremely helpful , transparent and reliable! Both, Vanessa and Sara helped me every step of the way! Highly recommend.
Really good agency with a perfect knowledge about real estate market. Also you can be sure about juridical part, they will do everything for you, totally trustworthy. I worked with Paula Rodriguez and I would rate her 6 stars from 5 :) She prepared best offer for me that I was surprised. I would definitely recommend Paula for successful business.
Dealing with Maria Picazo has been an absolute pleasure. Professional, punctual and addressed all questions with utmost honesty and transparency.

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
