Editorial context
Working with a provider in Madrid – what matters
When choosing a real estate agency in Madrid, first clarify the assignment: finding a home, identifying an investment property or finding tenants. For VIVEI Real Estate La Latina, the selected reviews mention property searches, investment-related requirements and tenant matching. They do not establish the precise scope of the agency’s services.
For property seekers, a written brief is useful. It should cover budget, preferred neighbourhoods, intended use, timing and essential property features. For an investment, assumptions about running costs, potential income and necessary work should also be clear. Prospective clients should ask how properties are selected and which documents will be available before a decision is made.
Owners seeking tenants should establish which tasks the agency actually undertakes, such as presenting the property, organising viewings or coordinating with applicants. These services are not fully documented for this provider and should be explicitly confirmed.
Clear information about fees, possible additional charges, the duration of an instruction and any exclusivity is equally important. The selected positive reviews provide indications of communication and client care, but do not demonstrate that every customer has the same experience. An initial discussion should therefore establish responsibilities, availability and the preferred language of service. Independent professional advice is appropriate for individual legal or tax questions.

I got excellent service from Alejandra, a young but professional agent. I appreciate she listened and understood my investment strategy, and didn't waste my time pushing irrelevant properties (some agencies see foreign investors as an opportunity to get rid of unsaleable homes). She came back to me with answers on every item and was also punctual on every appointment. Will certainly be contacting them again.
Adrián was so kind and helpful with my house search. I couldn’t have asked for a better person to help me during this time! We will look forward to working with him again.
Great service! Very reactive in their messages and also very proactive to find solutions together! Really liked the service of Lautaro!
The real estate world attracts all sorts and In madrid no less so but this agency / office in La Latina is - in my experience - is staffed by smart & effective professionals, and they have now twice matched great tenants with Appealing & well prepared Properties. They have been highly professional & responsive to my exacting requests / standards & their fees within the bounds of reason. Highly recommended - 10/10 and keep up the good work!
Andreas was extremely professional and trustworthy and impressed us in every aspect of our dealing with him. We cannot recommend him highly enough.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
