Editorial context
Working with a provider in Madrid – what matters
Anyone appointing a real estate agent or property service provider in Madrid should first distinguish between sales brokerage, lettings and ongoing property operations. For The Charming Concept, the documented focus is hospitality property management and operation. Owners should therefore establish whether they need a one-off brokerage service or a longer-term operating or management arrangement, and which responsibilities the provider will actually assume.
For tourist accommodation and medium-term stays, a clearly defined service package matters. Topics to discuss include booking administration, guest communication, cleaning, maintenance and complaint handling. The supplied sources do not specify the contractual scope of every one of these activities. Responsibilities, response times and spending approval limits should also be documented before appointment.
Because the provider highlights revenue management and digital reporting, prospective clients should examine how financial performance is presented. Occupancy, booking revenue and the owner's actual return are different measures. Questions should cover fees, operating costs, accounting frequency and the assumptions behind income projections. Contract duration, termination options and access to booking and property data are also relevant.
For each property, owners should establish which uses are possible and which local requirements need checking, seeking appropriately qualified advice where necessary. The selected Google reviews predominantly concern guest experiences. They offer indications of accommodation condition and guest support, but do not replace an assessment of management services from an owner's perspective.

Hi José 👋 It was truly a pleasure staying at your place. Everything was perfect — the space was clean, comfortable, and exactly as described. I especially appreciated your hospitality and how smooth the whole experience was from start to finish. You are an outstanding host, and I would absolutely recommend your place to anyone visiting Madrid. I would be more than happy to stay again in the future! Thank you once again 🙏😊
Family of 5 staying in Madrid to explore the city for a few days. Booked with booking.com who are pretty awful but the actual experience with the accommodation and host was good. Apartment was as described, spotlessly clean. Very thorough cleaning had been completed, really exceptional standard. One of the mattresses on a single bed was unacceptable though, heavily stained and springs almost poking through the thin cover. I mentioned this and it was replaced really quickly and efficiently with no inconvenience to us. Everything else was great. Kitchen well equipped, plenty of space in the big fridge/ freezer, large dining table. Lovely secure building in a nice area. The staff from the charming concept were super responsive to WhatsApp messages with any queries/ questions prior to arrival and during our stay. Can’t fault them. Location was great, 2 minutes from a large supermarket and t
The most beautiful place in Madrid, highly recommended, amazing views, close to metro station and buses, closest shop is just behind the corner, shopping center aswell.
We stayed at their apartment on Ave de Dr Fourquet on the 5th floor but there was an elevator so it was easy to bring our luggage up and down. The place was so so safe, we needed 3 keys to get into the building, use the elevator and into the apartment. The apartment had everything we needed though the extra beds were a little hard on the back. The climate control was finicky to use. Otherwise, all was good.
Really lovely accommodation. It was very clean and quiet. The coffee and tea area was really nice to use during the day. The bed was very comfortable. The staff were very friendly and provided alot of information.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
