What to look for in Vancouver

With agents in Vancouver, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Vancouver – what matters

When choosing a real estate agent in Vancouver, experience with the specific neighbourhood and property type should be a priority. A broad property search on a website establishes the available search categories, not necessarily an equally extensive transaction record in every listed location. For Ron Parpara, the supplied reviews describe transactions in the West End, False Creek and Port Moody. Prospective clients can therefore ask about comparable assignments relevant to their own plans.

Condo buyers should consider ongoing building costs, available strata documents and potential maintenance issues alongside price and location. Before appointing an agent, clarify which documents the agent will obtain and when additional specialist assessments may be needed. Virtual viewings, as described in the reviews, can help buyers shortlist properties remotely. However, they cannot replace every assessment of a property's actual condition.

Sellers should ask for an explanation of the proposed pricing approach, property presentation and reporting on marketing progress. Since customers mention virtual staging and relisting a property, it is worth establishing which measures are planned and whether they involve additional costs.

Clear agreements on team responsibilities, availability, fees and coordination with external providers are also important. Google reviews can offer insights into working practices, but they do not guarantee a particular outcome. These points provide general guidance rather than legal or technical advice.

Selected reviews on Google

The supplied Google data reports 5 out of 5 from 247 reviews. Across the supplied selection of five reviews, all rated 5 stars, recurring themes include responsiveness, ongoing communication, local market knowledge and help evaluating listings. Several buyers describe remote support through virtual viewings. Negotiations and coordination with mortgage brokers or other service providers also receive positive mentions. Seller accounts refer to virtual staging and revised marketing after an initial period without offers. The latter is presented as a challenge successfully addressed, rather than criticism of the provider. No critical reviews are included in the supplied selection, and two review texts are truncated. This selection therefore does not represent all 247 reviews.

Purchased a detached house in Port Moody through Ron after being referred to by McKay Wood Mortgage Broker, moving from another province. He went himself to do a remote viewing prior to an in-person viewing. He dealt with tenancy situations, difficult negociations and more. Ron and his teams were amazing throughout the whole process. From showings to signature, he really helped with a complex transaction and is always readily available. The team is also well connected with a network of highly professionnal trades, which makes it much easier. If you have a home to purchase in the Vancouver area, I would not recommend anyone else.

Ron and the Vancouver Properties Group were fantastic to work with. I recently purchased a condo in the West End, and the entire process was smooth from start to finish. Ron's knowledge of the market, especially the West End, was excellent, and he was responsive and sharp with advice throughout the search and negotiations. He helped me secure the right property at the right price, actually saving me around 200k compared to a similar unit in the same building, and helped me avoid a few potential issues along the way. He also helped my mortgage broker navigate a unique approval process to keep everything on track. As a first time buyer there were a lot of moving pieces, late night questions, a lawyer referral, a handyman and cleaner, a pre walk through to confirm everything was in top shape, and Ron was on top of all of it. If you're looking for a Vancouver realtor who knows the market an

We highly recommend using the Vancouver Properties Group for your Realty needs. As an American real estate investor, one must be knowledgeable in this current market. VPG did an outstanding job with virtual staging and constant communication to close the deal with our high rise 2-bedroom condo downtown Vancouver. Thank you for all your guidance to make this happen.

Ron and his team helped sell my 3-bedroom apartment in False Creek at a time when the market was seriously underperforming. After our listing had been active for a couple of months with good interest but no offers, they came to the table with some new ideas to help reinvigorate our listing. Shortly after re-listing we received a lot more interest which ultimately led to a successful sale. Throughout the process Ron and Jordan were very professional, provided a lot of great market insight, and worked closely with their team to ensure we were well-informed about how our listing was performing. I would highly recommend Ron and his team to anyone looking for dedicated and knowledgeable realtors.

We found Ron Parpara and the Vancouver Properties Group via a Google search and are very glad that we did. We had an excellent experience working with them. As out-of-town buyers, we live in Colorado, we needed a team we could trust to help us evaluate properties remotely, and Ron’s team made the entire process much easier than we expected. We looked at places in Olympic Village, Coal Harbor, downtown, and Kitsilano Beach. They arranged and handled tons of virtual showings for us, helped us understand the different areas we were considering, and gave us honest and helpful feedback about the listings we viewed. We especially appreciated that they helped steer us away from overpriced properties and buildings that may not have been the right fit. That kind of local knowledge was incredibly valuable since we were not able to be there in person for every showing. Ron found a great place in

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
