Editorial context
Working with a provider in West Lake Hills – what matters
When choosing a property manager in West Lake Hills, first confirm whether the provider handles the specific property and its type of use. The supplied accounts about Rollingwood Management concern residential rental properties. They do not establish that the company also manages owners' associations, commercial buildings or other property types. Owners should likewise obtain direct confirmation of the actual service area and availability for their property.
Because the reviews mention tenant screening and application processing, prospective clients should ask about the individual steps, required documents and coordination with the owner. It is also important to establish which responsibilities are handled during a tenancy and which decisions remain with the client.
Maintenance is another focus of the customer accounts. Before appointing a manager, discuss responsibility for repair requests, emergencies, spending approvals and documentation of completed work. The reported annual property inspections provide a reason to ask whether such visits are included in the proposed contract and how maintenance recommendations are communicated.
For communication, designated contacts, agreed response channels and a clear process for concerns raised by tenants or neighbors are useful. The differing accounts of follow-up in this review selection illustrate why specific procedures matter more than the average rating alone. Finally, the scope of services, additional charges, reporting arrangements and contract duration should be clear in writing. These points offer general guidance rather than a substitute for reviewing the individual proposal.

We’ve worked with Rollingwood Property Management for 15 years, and they’ve been outstanding the entire time. As a local, family-owned business, they bring a level of care and accountability you don’t get from the big national companies — they know the area, and it shows. They’re reliable, honest, and fair, treating both owners and tenants with genuine respect. Their strong screening and maintenance policies keep tenants happy and turnover low. After 15 years, we wouldn’t trust anyone else with our properties. Highly recommend to any property owner looking for a management company that does right by everyone involved.
I have rented from Rollingwood Management for the past two years and just moved into my second property managed by them about a month and a half ago. Throughout that time, they've been consistently professional and responsive. Their maintenance technician, Ruby, has completed repairs at both of my homes on numerous occasions. He is always extremely polite, professional, and goes above and beyond whenever he can. Their rental rates are very competitive, and they address maintenance issues quickly. Overall, I've had a great experience renting with Rollingwood Management and would definitely recommend them.
As a Realtor working with clients throughout Central Texas, including Kyle and Buda, I regularly interact with property management companies, and my experience with Rollingwood Management Company out of Austin was excellent. I recently placed a tenant in one of their homes in Buda, and had the pleasure of working with Gamze throughout the process. Gamze was friendly, responsive, and extremely professional from start to finish. Communication was clear, calls were returned promptly, and the application processing time was impressively efficient — which makes a huge difference for both Realtors and tenants navigating the Buda rental market. I especially appreciated the cooperative and professional approach throughout the transaction. The entire process was smooth for both my client and myself. If you're a homeowner looking for reliable property management in the Austin, Kyle, or Buda are
We've been using Rollingwood to manage our rental properties in Round Rock for 4 years. We've been happy with their service. They seem to take care of the tenants who rent with them while protecting our investment as landlords. Annual surveys with recommended maintenance tasks ensure the property is in good repair. A year ago we had a catastrophic failure of a water heater resulting in a lot of work that had to be done at the property. They responded with the urgency required then remained diligent to the end of the repair. Jason kept me in the loop without burdening me with the details. Eleonora and Deborah in the office are responsive when I reach out with questions. Though I really dislike paying a company to manage our property, I'm satisfied with the service Rollingwood provides.
I'm not sure how they are keeping their clients happy. I'm not their direct client but my house and the house they are managing is sharing fence, which got broken a month ago. Their team member has given me a card to contact them and every week i tried calling them and they say someone will contact me to fix the issue but never ever i got a call back. I'm going to finally reach out someone on my end but atleast there should be better communication.
