Editorial context

Working with a provider in Senoia – what matters

When appointing a property manager in Senoia, owners should first check whether the service scope matches their property. Revolution Rental Management explicitly identifies single-family homes and smaller multifamily properties with up to 50 units. It describes a separate offering for homeowners associations. Prospective clients should therefore establish which services apply to their particular property and which responsibilities remain with the owner or association board.

For rental management, clear procedures for marketing, tenant selection, rent collection and maintenance are important. Since this provider uses owner and tenant portals, it is worth requesting an explanation of the documents available and the channels for reporting issues. Personal contacts, backup arrangements and procedures for urgent repairs should also be clarified. An online portal alone does not establish response times or the quality of follow-up.

For repairs and routine property upkeep, approval limits, charges and responsibilities should be recorded in writing. Where relevant, this includes lawn care and work during vacancies. The advertised move-in and move-out condition reports can provide a useful basis for these discussions.

For HOA services, the scope and frequency of financial reporting, budget planning and resident communication also deserve attention. Before deciding, prospective clients should request a specific service and fee proposal. The supplied website excerpts contain no fee schedule, and the advertised coverage of certain eviction costs is described only in limited terms. These points should be raised directly through the contact form.

Selected reviews on Google

The supplied Google data shows a rating of 4.2 out of 5 from 561 reviews. The selected reviews describe differing experiences: positive comments highlight clear guidance, personal communication and follow-up after move-in. A relocation arranged entirely remotely is also described positively. Critical comments repeatedly raise difficulties reaching staff, a lack of follow-up and unresolved concerns. Other complaints concern upkeep of a vacant property, unclear lawn-care responsibilities and processes involving leases and payments. One reviewer also reports finding no office at the Senoia location they visited. These are individual reviewers' accounts; the selection does not represent all reviews and does not establish the validity of the allegations.

My experience is going great, and I look forward to a bright future with Revolution. Andrea Villalobos, I would like to personally thank you for taking the time to walk me through everything. Your knowledge and communication is greatly appreciated. ***** The move in went smooth, Travis Pack followed up with us after the weekend to ensure we were good and everything was AOK***** This was my first relocation virtually, no handshake. Its different, but we are definitely living in the future. *****

Aiden gave me a call to ensure our move-in went great! We had to 2 minor issues- water temperature needed to be turned up and garage refreshed. He assured me he’d get those to the appropriate department. His tone and concern was outstanding. Thanks Aiden :)

I have been trying to get in touch with someone at Revolution Management and no luck. The number that is on their website gives you an AI assistant. I asked the AI assistant to transfer me to a live agent and the phone automatically hangs up. I went to their office in Senioa, and their office is not even there! I have paid first month’s rent, security deposit, and the pet fee for the month, but no lease for me to sign. Mind you I am supposed to move in this upcoming Friday. I am very dissatisfied with the communication.

If you are looking to rent from this company, be warned about their lack of basic property maintenance. They have allowed a vacant rental property to sit completely unmaintained for months with severely overgrown grass and weeds. It has taken multiple escalations and notices just to get them to do a subpar, partial cleanup. Prospective tenants should be highly cautious, as you may find yourself absorbing surprise costs and code violations to fix their ongoing landscape neglect upon moving in. This lack of care is highly unprofessional and explains exactly why the property remains empty.

I rarely leave reviews, but my experience here has been frustrating enough to share. Communication has consistently been poor. Most responses I received were repetitive (“we’ll review with the team”) without clear follow-up or resolution. After 11 months of on-time payments, a single issue with one payment escalated quickly and nearly led to eviction-related notices. Following that, I also lost the ability to make payments over the phone, which forced me to take time out of my work schedule to handle rent in person—an ongoing inconvenience. I was also offered a cash-for-keys option, which I agreed to and asked for more details on, but that offer was later withdrawn without explanation. There have also been inconsistencies in how lease terms are applied, specifically regarding lawn care responsibilities. When I requested a mutual agreement to end the lease early due to ongoing lease-
