What to look for in Zürich

With agents in Zürich, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Zürich – what matters

Anyone appointing an estate agent or property manager in Zurich should first define the scope of work required. Regimo Zürich explicitly lists property management, marketing and repositioning. Owners should therefore establish whether they need ongoing management, a single letting assignment or a broader change to a property's market positioning. A proposal should distinguish these tasks and specify responsibilities, fees and any additional costs. The supplied website extract does not state these terms.

For residential and commercial properties, it is also worth asking about experience with comparable buildings and the proposed marketing process. Published listings and initial letting projects indicate the types of property handled, but do not replace an assessment of the specific assignment. For new developments, prospective tenants should confirm the current move-in date, application process and any eligibility criteria directly. Manegghof, for example, is described as intended for people aged 55 and over.

Accessible contacts, cover arrangements and traceable reporting channels are important for the subsequent working relationship. Regimo Zürich provides an online form and an app with ticketing. Before entering an agreement, applicants can clarify access, status updates and procedures for urgent issues. The tenant service page's stated processing time of 24 hours on working days should not be equated with complete resolution within that period. Reviews can provide additional pointers, but reflect individual experiences.

Selected reviews on Google

The supplied Google data shows a rating of 3.2 out of 5 from 199 reviews. The selection of five reviews reflects differing experiences, particularly concerning communication and accessibility. Several positive comments describe staff as friendly, helpful and understanding. App-based contact is repeatedly described as straightforward; one reviewer reports responses within one to two days while also noting difficulty reaching staff by phone. Critical comments describe unanswered enquiries and communication difficulties during a move-out or the cancellation of a parking rental. In one case, a change of contact person reportedly led to a marked improvement and a smoothly arranged apartment handover. Another reviewer describes communication they experienced as discriminatory because of their limited German proficiency. This selection is not representative of all reviews, and two of the supplied review texts are incomplete.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
