Editorial context

Working with a provider in Bruxelles – what matters

When appointing a property manager in Brussels, the first step is to define the scope of work required. Rental management, letting services and the management of shared building areas are distinct activities. RealtyCare explicitly identifies rental management as its specialism. The supplied website text does not establish whether it also manages owners’ associations, so this should be clarified before appointment.

For individually owned rental properties, owners should establish exactly which tasks the management agreement includes. In light of RealtyCare’s stated services, useful questions concern tenant selection, day-to-day management and technical oversight. Clear arrangements for points of contact, responses, reporting and responsibility when problems arise are also important. A written allocation of duties can help avoid misunderstandings between owners, tenants and contractors.

As RealtyCare also lists maintenance and renovation, prospective clients should discuss spending approval thresholds, contractor selection and how work is billed. For energy-related projects, it is useful to distinguish routine maintenance from individual improvements and more extensive renovations, recording the services expected for each.

Management fees, potential additional charges, contract duration and termination arrangements should also be reviewed. The supplied website does not provide these details. If letting, sales or property search services are commissioned alongside management, their scope and fees should be separately identifiable. These considerations provide general guidance rather than an assessment of a particular agreement or legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 4.1 out of 5 from 142 reviews. Within the provided selection, recurring criticisms concern delayed or missing responses, poor communication and conduct perceived as unprofessional. Individual reviews also describe disputes over information about lease renewal and a letting process that ended without an agreement. One positive review, by contrast, highlights a professional representative, clear and complete information exchange, and support throughout the contractual process. These are selected subjective accounts, not a complete or representative analysis of all reviews; the allegations described cannot be independently verified from the supplied sources.

Horrible company that lied to me to get me to extend my rent contract. I had a rent contract for less than 6 months and they claimed that since I didn't respect the 3-month notice period for terminating the contract, it would be automatically renewed into a 9-year lease, which was untrue. They also insisted I QUICKLY renew the contract for 6 more months to "avoid worse penalties", which was also misleading. I found out that the Code du logement for Brussels clearly stated that rent contracts for less than 6 months end at the date stipulated in the contract, with no need for prior notifications. I got a lawyer to confirm this for me and only when I confronted the agency with this information did they agree to have a final inspection. The inspection did occur in the end, but, as you can imagine, it caused me tremendous stress only a week before I was supposed to leave Belgium. During the i

I have rented a property through RealtyCare, and I would not recommend them to anyone looking for a peaceful living experience. They often don’t respond to emails for weeks, their communication is poor, and their overall approach is very unprofessional. In my experience, this has been the worst agency to rent an apartment from in Brussels.

Complete lack of respect for a potential tenant. After weeks of sending all the documentation requested (incl. sensitive ones), agreeing on all the terms, they just stopped responding and after couple of days got the out of blue reply that “the owner just found someone on his/her own”, while “wishing me a good search”. Disrespectful towards my time and energy.

Hello, After several years as a tenant. I got this agency that took care of the apartment. They are incompetents, liars and cheaters. I strongly advise against going through them. The people who work there are not professional. They never respond and decline all responsibility. I invite owners and tenants to find another correct and professional agency above all. I wish a lot of courage to the people who will work with them

The company and the representative was very good in building relationship and had a very professional approach with clear and complete information exchange from the very start of the process. The representative took extra time to support all activities related with the contract through out the process
