Editorial context
Working with a provider in Marysville – what matters
Anyone appointing a property manager for a rental home or smaller multifamily building in Marysville should first compare the proposed scope of service with their needs. This provider documents leasing, ongoing management, property reviews, and maintenance. A proposal should distinguish between tasks included in routine management and services charged separately. This is particularly relevant to new tenancies, lease renewals, repairs, and additional administrative work.
For leasing, useful discussion points include the proposed rental valuation, advertising channels, and tenant screening process. The provider lists credit and background checks, employment verification, and rental history reviews. Owners should ask how tenant selection decisions, move-in inspections, and the property's condition are documented.
Clear responsibilities and communication procedures also matter during ongoing management. Because the company describes online portals and after-hours support, prospective clients should clarify how urgent repairs are handled, what spending requires owner approval, and which financial records are available. It is also worth asking specifically how tenants can reach the management team.
The supplied review selection includes praise for communication and maintenance as well as criticism of fees and a lack of responses. These accounts do not establish a general conclusion about service quality, but they provide useful questions for an initial discussion. Specific charges, contract terms, and termination arrangements should be clarified in writing before an appointment. These points provide general guidance rather than legal advice.

RPM has been wonderful to work with and provides a great service for rental property owners. They are thorough, on top of laws, inspections, as well as maintenance needs. We have had excellent communication and service from everyone on the RPM team, but a special callout to Rose in leasing. She knows her craft and delivers results AND manages to make us feel like she is only working on finding good tenants for our property. Like we are special. Haha It's a gift of hers. You'll see. You are in good hands with RPM.
Great Company with responsive staff. Anyways available to jump on a call to explain anything that may be needed. Service and maintenance is professionally managed by Terry. He's easy to reach, communicates well, and makes me feel reassured that my property is in good hands. Big thanks to the whole team!
Of course owners will love this company because of their prices and responsiveness to the people with money, but the tenants suffer because of it. There are some completely wild administrative fees and fees to use the portal. Incredibly unresponsive. Landlords, I beg of you to just do the ethical thing and manage your properties yourselves, or at least get in touch with your tenants to be able to hold this property management company accountable.
I’ve had a great experience with this property management team. They are consistently professional, responsive, and attentive to the needs of both the property and tenants. Communication is always clear and timely, and any concerns are handled efficiently. I would especially like to recognize Cynthia Lara for her outstanding support. She is always helpful, courteous, and goes above and beyond to ensure everything runs smoothly. Her dedication and professionalism truly make a difference. I highly recommend this property management team to anyone looking for reliable and high-quality service.
I have had RPM since 2020. They have been an excellent PM firm. I appreciate everyone there from the owner Gail to the rest of her staff. I am leaving a review today specially for the maintenance coordinator Terry. You can tell that Terry really knows his stuff. He is very knowledgeable in the areas of landlord tenant laws specifically regarding timeframes of when things need to be completed. This is great whether you are the tenant or the landlord. Thank you
