Profile summary

Real Estate Solutions at a glance

Real Estate Solutions (RES) focuses on managing residential rental properties. Its website identifies Denver, Colorado Springs and Northern Colorado as its service area, with Fort Collins also explicitly mentioned. The company is presented here for prospective clients in Centennial, although coverage of a specific address should be confirmed directly.

Services include marketing with professional photographs, video tours and property descriptions, alongside viewings conducted by its own team members. RES also handles leasing with digital signatures, rent collection, maintenance coordination and remarketing when tenants change. Move-in and move-out inspections and lease renewals are also listed.

According to the company, its salaried, non-commission-based team shares responsibilities rather than assigning all work to a single property manager. Simple technical problems are initially assessed remotely where possible, while external vendors carry out necessary work. The website lists a management fee of seven percent, capped at US$200 per month. Additional charges and partly conflicting statements about renewal fees should be clarified before engaging the company.

Editorial context

Working with a provider in Centennial – what matters

Before appointing a residential property manager in Centennial, owners should confirm coverage of the specific address and property type. RES describes a service area extending from Denver to Colorado Springs and Fort Collins. This does not, by itself, establish travel times, local staffing availability or acceptance of every property.

Marketing and tenant turnover warrant particular attention within the company's stated service model. Owners should clarify when listings are published, how viewings at occupied properties are arranged and how property condition is documented at handover. RES lists viewings by its own employees and move-in and move-out inspections. It is therefore useful to agree on inspection reports, photographs and the handling of identified defects.

Maintenance procedures should also be clear: who receives reports, when external contractors are instructed and which expenses require approval? Since RES describes remote troubleshooting for simple problems and the use of outside vendors for necessary work, responsibilities and escalation procedures are important comparison points.

A cost review should extend beyond the monthly management fee. Tenant placement charges, annual fees and renewal-related services should be considered together. The supplied website statements about renewal fees are inconsistent and merit written clarification. With a shared-team approach, owners should also establish how requests are recorded, passed between staff and followed through. These considerations support practical provider selection rather than a legal assessment of individual contract terms.

Questions & answers

Will RES manage a property in Centennial?

The website identifies Denver, Colorado Springs, Northern Colorado and Fort Collins as service areas. Centennial is not explicitly named in the supplied website text. Acceptance of a specific property should be confirmed directly through the contact form.

What management and tenant placement fees does RES publish?

The fee page lists seven percent of monthly rent, capped at US$200 per month. For its example of US$2,500 in monthly rent, this amounts to US$175. Tenant placement is listed at US$1,000, reduced to US$700 for owners with one property under management. The terms applicable to a specific property should be confirmed.

What does a lease renewal cost?

The statements conflict: a table lists an annual or renewal fee of US$200, reduced to US$100 for owners with one unit. A later section states that clients are not charged at the time of renewal. A clear explanation should be requested directly through the contact form.

How does RES arrange marketing and viewings?

RES lists professional photographs, video tours and detailed property descriptions. According to the company, every in-person viewing is accompanied by an RES team member. Virtual tours are available for prospects who cannot or prefer not to attend in person.

How are repairs and ongoing requests handled?

RES describes remote troubleshooting of simple technical problems before engaging external vendors where necessary. The company states that it does not profit from maintenance work. Responsibilities are shared across the team rather than handled exclusively by one property manager. Specific spending approval thresholds and emergency procedures are not provided in the supplied texts and should be requested through the contact form.

Working with Real Estate Solutions was a great experience. Their staff is well-trained, friendly, and highly knowledgeable about the local market. They understood my needs perfectly and provided excellent recommendations. Every step was handled with care and clarity. I found an ideal property thanks to their efforts. We contacted about a potential rental property that we scheduled a showing for. Their policy states that one cannot rent a unit without seeing it in person to agree on the AS IS status. We were told they could only show the property on Saturdays, with this past being a holiday, this Saturday would be the first Saturday potential tenants could see the home. The house was rented and removed from listing sites without us even having the opportunity to see the house for our scheduled showing or apply AND we were not notified that the listing was rented and that our showing was cancelled until I reached out asking about waiving the application fee for our portable tenant screening reports. We were really excited about the home and read their policies and understood that it makes sense to see a home before renting so it’s unfortunate they don’t stick to their policies and that we weren’t even

I lived in a property for one year. Initially I had a good experience with them quickly getting contractors out for repairs- they are very quick and did a good job. The property was run down and many things went wrong right after move in- 1 of the showers didn’t work, part of the closet that was clearly DIY fell down immediately and there were no exhaust fans in the bathrooms (code violation). I was shocked they didn’t test the shower or ensure the property was up to code before renting it, especially as it had been vacant for months. When I was moving out A YEAR LATER, they tried to force me to allow construction of exhaust fans (which they declined to fix when it was reported!). Imagine the dust and noise of construction when you WFH and are actively moving. They also tried to require me to have the floors replaced right after I moved in! The unit had been vacant for months! This was

I visited an apartment that RES had up for rent. The entire expereince was clunky and awkward. They do viewings while people are still living in the apartment, and while the residents are currently sitting in their living room watching TV. It's uncomfortable. Despite this, I chose to submit an application because I liked the space. The application felt more invasive than others that I have filled out in the past (why do you need my birthdate to run a credit card charge?). I was approved and sent a lease to review so I could put down the holding fee. This was where I noped out because the lease has mulitple items that are illegal (required professional carpet cleaning with receipt or $350 charge, $100 additional charge on top of fee if they have to clean anything, requiring an additional set of filters for the new people, $100 to renew the lease, etc). These charges go directly against
