Editorial context
Working with a provider in Birmingham – what matters
When choosing a letting agent for student accommodation or a work-related move to Birmingham, first establish which properties suit your circumstances. Relevant considerations include location, access to university or work, tenancy length, and whether you need a room, a flat or an entire house. Purple Frog’s website title identifies students and working professionals as its target groups, but does not establish which property formats are available.
Before deciding, request a written breakdown of the total costs. Alongside rent, clarify which bills are included, any additional expenses and the deposit arrangements. For shared accommodation, discuss the use of communal areas and responsibilities within the household.
Support after moving in is equally important. Ask who receives maintenance reports, how urgent faults can be reported outside normal office hours and how tenants can track progress. The selected Purple Frog reviews also make rent payment confirmation, payment allocation and communication channels useful topics to raise explicitly. These are practical checks, not conclusions about every tenancy.
Viewing experiences and ongoing tenancy support should be assessed separately. A friendly viewing does not answer every question about the subsequent rental experience. Google reviews can provide useful pointers, but their content, timing and selection should be considered alongside the overall rating. This guidance is not a substitute for individual legal advice.

Selected reviews on Google
The supplied Google data shows a rating of 4.4 out of 5 from 735 reviews. Critical accounts predominate in the selection of five reviews provided. Recurring themes include communication perceived as inadequate, insufficient responses to concerns and delays in resolving problems. One account describes repeated heating, hot water and internet faults and delays in addressing them; another reports recurring problems with the recording of rent payments already made. Several reviewers express dissatisfaction with the support provided to students. The positive review praises the time a staff member spent showing suitable properties. These statements reflect individual experiences within a selected sample and are not representative of all 735 reviews.
I’m writing this because future students deserve protection. Living with Purple Frog has been one of the most unprofessional and distressing experiences I have ever had with a letting agency. My mentor and therapist had to intervene at one point, and even then the response from Purple Frog was cold, scripted, and completely devoid of basic humanity. Students, especially international students, need to be warned. If you’re wondering why their ratings look “above average,” it’s because they ask for a 5‑star Google review during the viewing, before you’ve even moved in. That alone should raise alarms. What follows is what actually happens once you sign. The most serious issue is their absolute disregard for tenant wellbeing. Their behaviour shows a clear pattern of taking advantage of students, particularly those who are young, international, or unfamiliar with UK housing rights. It is ge
Honestly, the worst agency ever. We’ve had numerous issues with our house and they’re never rectified promptly. When a fuse blew in the kitchen, we had to wait until the next morning for someone to even LOOK at the issue. When the wifi stopped working for about a week, there was little care or regard for how inconvenient this was for uni students. When the hot water and heating stop working (because this is an ongoing issue and has happened numerous times) they’re never able to sort the issue promptly. We’ve had to go several days without hot water or heating, once in the dead of winter. When maintenance is called there is a clear disregard for how inconvenient these issues are and you’re told to call back at 10am as if that fixes the frequency of the issues and how detrimental it is to live. I wouldn’t recommend any tenancy with this company for the simple fact that the maintenance team
I’ve had an incredibly difficult experience with PurpleFrog. For months, I’ve been dealing with ongoing rent receipt issues that they have repeatedly failed to resolve, despite multiple calls and emails. Each time I’ve tried to explain the situation, I’ve been met with staff who don’t listen, dismiss concerns, and are clearly trying to get me off the phone. I was advised each month that the issue had been resolved however each month I received another email saying my rent hadn’t been received. It had gone through on time as it had done every month. This is understandably stressful and PurpleFrog do nothing to help nor seem to care. The lack of communication, accountability, and basic professionalism has made the whole process far more stressful than it needed to be. I would not recommend renting through PurpleFrog based on my experience.
Tom was absolutely amazing he took time out of his day to show us the prorpeties that suited what i was looking for which was so lovely and the properties where beautiful..thank you so much 😁 not a dull moment
PLEASE BELIEVE ALL THE ONE STAR REVIEWS ESPECIALLY IF YOU ARE A STUDENT. This is the worst estate agent ive ever experienced in my life. Rude Staff who never take accountability for their wrongdoings. trying to exploit students by giving them the worst properties for high prices and when problems arise they are unresponsive. Never take accountability renting a house with them is my biggest regret and any student thinking of doing same i strongly suggest you dont.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
