Editorial context
Working with a provider in Birmingham – what matters
When choosing an estate or letting agent in Birmingham, experience with the particular neighbourhood and property type should be a central consideration. Martin & Co Birmingham City's stated coverage ranges from city-centre apartments to family homes in northern residential districts. Prospective clients should ask which comparable properties the relevant team handles locally and how it supports a proposed sale price or rental valuation.
For landlords, the distinction between tenant finding and full management matters. Before appointing an agent, clarify the service scope, fees, reporting arrangements and responsibilities for maintenance, inspections and compliance in writing. The website links to fee information, but the supplied text does not include specific amounts. Sellers should also discuss the marketing plan and negotiation process. Any existing agency agreements should be raised before a further instruction is given.
Tenants can prepare for viewings by setting out their budget, furnishing preference, intended move-in date and location requirements. Confirming current availability and the appointment is particularly sensible before a long journey. Buyers and investors should clarify the responsibilities of the New Homes and Investment team, together with the scope and cost of mortgage advice.
Reviews can offer pointers about communication and organisation, but they do not replace checking the specific proposal. These considerations provide general guidance rather than legal advice.

had a really positive experience throughout the whole process. Communication was clear, prompt, and professional from the very beginning, which made everything feel straightforward and stress-free. Any questions I had were answered quickly and thoroughly, and I felt well-informed at every stage. The viewing was well organised, and I never felt rushed or pressured. Everything was explained clearly, and I appreciated the friendly and approachable manner, which made a big difference. Overall, the service has been excellent—efficient, reliable, and genuinely supportive. It’s clear that a lot of care goes into making the process as smooth as possible. Let me start with Holly is an absolute asset to Martin & Co. Whilst working with Holly, I found her to be completely professional, knowledgeable about rental laws, supportive with her assistance throughout the rental process, along with speedy responses to any enquiries I had and very helpful with area insights. Holly is truly an outstanding estate agent that actually cares you are happy with the process, and the property selection. She was extremely accurate in selecting the apartments for viewings without wasting my time and always within the budget bracket we discussed. Nowadays it is so rare to find such an amazing estate agent. I totally recommend Holly.
Very disappointing experience. I travelled to attend a scheduled viewing, only to receive a phone call when I was approximately five minutes away to say the property had already been taken and the viewing was cancelled. I then agreed to view an alternative property, waited over an hour, and was shown an unfurnished property even though I had never requested to view an unfurnished property. As a result, I spent several hours travelling and waiting, incurred unnecessary travel costs, and lost valuable time. I also received emails inviting me to view properties that I had not arranged, which added further confusion.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
