Editorial context

Working with a provider in Culver City – what matters

When choosing a property manager in Culver City, first establish whether the proposed scope fits the property and the level of support required. Since no website service description is available for Property Management Associates GP, Inc., a written list of responsibilities is particularly important. It should distinguish tasks included in the base fee from those charged separately. For example, ask whether leasing, routine tenant communication, accounting and repair coordination are included; these services have not been individually confirmed for this provider.

The topics raised in the supplied reviews make communication and maintenance procedures useful points for discussion. Who will be the regular contact? How are maintenance reports recorded, prioritized and tracked? What cover is available during staff absences or changes? Clear records of reports, commissioned work and responses can help make responsibilities and progress easier to follow.

Procedures for move-in and move-out, documentation of property condition, and the handling of accounting and security deposit queries should also be explained in advance. The overall Google rating and individual accounts can suggest questions to ask, but they do not establish the quality of every managed property or the company's current internal processes. Use review topics as a basis for an initial conversation and compare the answers with the written proposal. This is general guidance on selecting a provider, not legal advice.

Selected reviews on Google

The supplied Google data reports a rating of 3.3 out of 5 stars from 219 reviews. The available selection contains four one-star reviews and one five-star review; it does not reflect the full range of feedback. Recurring criticisms concern what reviewers describe as inadequate communication, a lack of professionalism and maintenance reports left unresolved or handled late. The positive review praises Mallory Love for professionalism, reliability and keeping the reviewer informed throughout the process. These allegations and positive experiences are personal assessments and have not been independently verified; several review texts are incomplete excerpts.

There is a saying: when someone shows you who they are, believe them the first time. PMA is the worst, most unprofessional, and poorly communicative management company I have ever dealt with. I originally tried to overlook the negative online reviews for their other properties because I wanted to give this small building at 32 7th Place in Long Beach a chance, even though I was highly concerned as to why they had five vacant units available at the same time. Now I know why those residents left. The first red flag happened immediately after applying. I applied for a specific, available unit, only for management to switch my application to a different unit without my approval. I refused the switched unit because it was heavily outdated, featuring what looked like the original pink tiles and a brown tub from the 1950s or 1960s. While it had an ocean-view balcony, you cannot live on a balco

Property Management Associates – Lack of Professionalism, Unaddressed Maintenance & Unfair and greedy Practices. After living at one of their complex apartments for around three years as reliable tenants who always paid rent on time with zero late payments, we strongly advise prospective renters to look elsewhere before signing a lease with Property Management Associates. The primary issue isn't just the constant rent increases—it is the combination of persistent property defects and a complete lack of basic professionalism or care from management. Unaddressed Maintenance & Habitability Issues: • Active Termite Infestations: Drywood termites near the balcony/storage room roof area remain unaddressed, even after management provided written commitments for treatment dates that were never fulfilled. • Building & Plumbing Problems: Recurring hot and cold water fluctuations, ceiling cracks,

Working with Mallory Love has been an absolute pleasure from start to finish. She is professional, reliable, and kept me well-informed throughout the entire process. The quality of her work completely exceeded our expectations, and we couldn't be happier with the results. Highly recommend!

This apartment company is not one I would ever recommend. After being a good tenant and paying my rent on time for a year and a half I still had horrible issues with my move-out. After providing 30 days notice to vacate I was contacted repeatedly for "late rent" and had notices placed on my door threatening legal action. This company has no idea what they are doing and they clearly do not follow housing laws in California. It took me contacting their entire executive team to shine a light on the incompetence I was dealing with. "First Street Apartments" is a sub-company and from how that was managed I would not stay at ANY apartment this parent company manages. I also had to threaten legal action and a small claims court summons to even get my security deposit back. The law states there is 21 days to return the deposit and I had to remind them what the law is. This place is truly a joke

I’ve lived in LA for seven years now and have moved between several apartments with different management companies throughout that time, but Property Management Associates has by far been the worst I’ve experienced. Since moving into my now apartment, it’s been nothing but problematic tenants who routinely go on yelling sprees, leave creepy notes on my front door, and have personally harassed and threatened me for simply filing a noise complaint; black and green mold growing on every windowsill, my bedroom wall, and in my living room closet; and a property management company (with an extremely high turnover rate) that refuses to do anything about it. Not to mention the entire apartment building (and subsequently every unit) was out of code, posing severe health and safety risks, and it wasn’t until I filed four different complaints with the state that management decided to do anything ab
