What to look for in New York

With agents in New York, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in New York – what matters

When engaging a real estate agent to buy property in New York, buyers should first clarify the scope of support and the division of responsibilities. This is particularly relevant when buyers search for properties themselves and the agent then assists with viewings, offers, and subsequent coordination. Some of the supplied Prevu reviews describe this arrangement. Prospective clients should establish who selects suitable listings, organizes appointments, and remains available during time-sensitive negotiations.

For apartment purchases, the distinction between a co-op and a condominium matters because procedures and requirements can differ. Co-op buyers should ask what help is included with assembling the board package and how coordination with building management, financing providers, and legal counsel is handled. The Queens review makes this a particularly relevant topic to discuss with Prevu.

Fees and any potential rebates should also be documented transparently before engagement. Points to check include eligibility, calculation, timing, and possible restrictions. A reported rebate in another state does not establish identical terms in New York.

Finally, buyers should ask about experience with their intended neighborhood and property type. The purchases mentioned in Manhattan, Queens, and the Hamptons provide useful reference points but do not confirm current service coverage. Customer reviews can offer guidance, but they do not replace a review of the service agreement or independent legal or financial advice.

We had an outstanding experience with Prevu while purchasing our second home in the Hamptons. From start to finish, the team was incredibly responsive, professional, and always available to answer our questions. A special thank you to Prakash, who was instrumental in helping us successfully close on our home in June. His knowledge, responsiveness, and exceptional customer service made the entire process smooth and stress-free. He was proactive, patient, and kept us informed every step of the way. If you’re looking for a real estate company that truly puts its clients first, I highly recommend Prevu. We couldn’t be happier with our experience and are grateful to Prakash and the entire team for helping us achieve this milestone!

We recently closed on a co-op in Queens and had a fantastic experience working with Prakash at Prevu. Buying a co-op comes with a lot of moving parts, from the offer and negotiations to the board package and closing, and our agent was knowledgeable, responsive, and patient every step of the way. We started this process almost a year ago, and Prakash was always available to answer our questions, schedule showings when we requested them, and was present at every showing to make sure we got the information we needed. He kept us informed throughout the process and gave us practical advice without ever making us feel pressured. As first-time homebuyers, we were especially grateful to have someone we could count on to guide and support us through every stage of the process. We also appreciated how easy it was to schedule showings through Prevu. The platform gave us the flexibility to search

I had a great experience working with Sara Gladstone on purchasing an apartment in Manhattan! Throughout the process, Sara was very knowledgable, diligent, and responsive. We toured 10+ units in less than a month which Sara organized efficiently and she guided me throughout the offer and closing process on the co-op I purchased. Would love to work with Sara again in the future!

We had a great experience working with Stephanie and the Prevu team. After searching for about 4 months in the Denver, CO area, we successfully closed on a home we love. As first-time homebuyers, we really appreciated Stephanie’s warm and responsive approach; she was consistently on time for every showing and communicated effectively throughout the entire process. What stood out most was her honesty—she was quick to point out potential issues with houses rather than pushing for a sale, which gave us a lot of confidence. Stephanie handled our offers and contracts diligently, helping us navigate three different offers before we finally secured our house. We also really value the Prevu business model. Taking the lead on the initial search worked perfectly for us, while the team handled the showings, seller communications, and the closing process seamlessly. The promised rebate was also a s

Prevu is an absolutely excellent real estate brokerage to use as a buyer if you are not interested in being charmed and chauffeured around. The agents are very professional and direct - helpful in there for you when needed - and allow you to perform your search with concierge services only as required. Cyndy in WA was very responsive when needed, and was patient with my first time questions. The process and agreements were transparent - and I received my expected rebate.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
