What to look for in New York

With agents in New York, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in New York – what matters

Before engaging a real estate agent in New York, clients should define their search area, budget, preferred move-in date and required level of support. At Manhattan Realty Group, these details align with the website’s inquiry form and search filters. It is also useful to distinguish essential amenities from preferences and ask about current listings in the desired neighborhood. A neighborhood’s inclusion in the search menu does not itself establish current availability.

Because the company identifies no-fee rentals as a focus, prospective tenants should clarify what “no fee” covers for each apartment, who pays any brokerage compensation and what other costs may apply. This stated focus does not mean that all services are free. Before applying, renters should request an overview of required documents, deadlines and any guarantor requirements. One supplied review mentions help with third-party guarantor questions; the actual scope of assistance should be agreed directly.

Clients relocating from outside New York should ask whether support includes video viewings, in-person appointments and communication with building management. For buyers and sellers, relevant discussion points include experience with the particular property type, ongoing property expenses and a clearly explained process. Owners should request details of the proposed individual marketing plan, planned activities and progress reporting. Since the search also includes third-party listings, clients should clarify Manhattan Realty Group’s role for each property.

Working with Brandon Ramsaran at Manhattan Realty Group was incredible. He was able to show us an off-market apartment in long island city that would have been available for an hour at best. Thanks to his help we were the first group to get there in the morning to tour and apply for it. Brandon guided us through every step of the application from initial tour to move-in day, he is extremely professional and quick to answer. He is also very knowledgeable about nuances of the application like third party guarators. I would definitely recommend working with him.

Working with Daniel Lewis was an absolute pleasure. Thanks to his dedication, communication, and persistence, my boyfriend and I were able to secure the apartment of his dreams. Throughout the entire process, Daniel was incredibly responsive, transparent, and supportive. Even during moments when we felt discouraged and thought we might not get the apartment, he remained hopeful and continued advocating for us. His positive attitude and professionalism made what can often be a stressful experience feel much more manageable. Beyond being an excellent real estate agent, Daniel is simply a genuinely kind and thoughtful person. We are incredibly grateful for the time, effort, and care he put into helping us find our new home. Thank you, Daniel, for going above and beyond. We highly recommend working with you!

Working with Anna Carlson at Manhattan Realty Group was truly a pleasure. As someone relocating from out of state, I was navigating the rental process largely remotely, and she made what could have been a stressful experience feel seamless and manageable. She sent me an awesome video of the unit prior to my in-person tour, accommodated my schedule, and answered all of my many questions along the way. Her deep knowledge of the area and insight into the landlord gave me the confidence I needed to make my decision. She was always available by phone and text and responded quickly, keeping me informed every step of the way. I couldn't have asked for a better guide through this process — I highly recommend Anna to anyone looking for a knowledgeable, responsive, and truly dedicated agent! I've actually already referred her to a couple friends moving to the area and would love to work with her a

Rafin here was great! We were looking at apartments through streeteasy and he was able to show us what we wanted to see, but also heard what we were wanting in an apartment, and was kind enough to drive us out to look at another place. He kept us updated, and was also extremely helpful with getting updates and communication from the apartment building we looked at and helped advocate for us when communicating became a hurdle. He was very nice and checked in with us often to help us get a place we wanted! 🎉

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
