Editorial context
Working with a provider in Lisboa – what matters
When appointing a real estate agent in Lisbon, first establish whether the property is intended as a main residence, a holiday home or an investment. Portugal Homes identifies all three uses. The search criteria, budget, running costs and intended timetable should therefore be agreed before work begins. For investment purchases, it is useful to examine the assumptions behind income projections and valuations and to distinguish expected revenue from net returns.
As the provider describes both brokerage and property management services, the boundary between these roles deserves attention. Prospective clients should clarify in writing which services belong to the brokerage instruction, which require separate agreements, and how fees, reporting and responsibilities are structured. For owners based abroad, designated contacts, documented inspections and clear repair approval procedures are useful.
For representation at condominium meetings, discuss the scope of authority and subsequent reporting. With maintenance, cleaning and gardening, clarify who selects contractors, checks invoices and approves additional work. The scope and any extra charges for insurance and utility support should also be transparent.
A video viewing can help with initial selection, but cannot replace every assessment of a property's condition. Available documents and technical questions should be examined carefully before a purchase decision. Individual legal and tax questions should be addressed to appropriately qualified professionals; these general points do not replace individual advice.

High level summary: the service of Portugal Homes (Hugo D) was excellent, exceeding all expectations, in every area. More details: we purchased an apartment in Lisbon based on video visit, and live out of country. Hugo worked closely with us to design the arrangement and selection of furniture, and handled all delivery, set-up (including details like attached night stands and mounted TV), adjustments and finding solutions for things we did not know about the residence in advance of purchase. He handled a full package of needs for the home from furnishings to kitchenware, linens and towels and small appliances. Hugo was outstanding. He provided in depth guidance and expert recommendations while being timely, patient and always kind and polite. He worked with the on-site manager to gain access to the apartment while we were traveling. They worked together to have contractors do some work,

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
