What to look for in Birmingham

With agents in Birmingham, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Birmingham – what matters

When choosing an estate agent for central Birmingham, first establish whether its current listings match the required district and intended use. Places Birmingham distinguishes between several central neighbourhoods on its website and provides search routes for buying and renting. An area appearing in a search menu does not mean that suitable properties are always available there. Prospective clients should therefore confirm availability, viewing arrangements and their specific requirements directly.

For rental properties, compare the monthly rent, additional ongoing costs, furnishings and condition at handover. With furnished accommodation in particular, the inventory, visible damage and working condition of furniture and equipment should be clearly documented before moving in. It is also worth establishing who handles repair reports and how enquiries are managed during the tenancy and at checkout. These points are particularly relevant here because the supplied reviews include both positive accounts of support and a critical account concerning property condition, repairs and a deposit.

Before instructing an agent, owners should clarify which tasks are included in the service and whether ongoing management is available. Fees, marketing scope, reporting arrangements and responsibilities should be recorded in writing. Buyers should separately confirm current sale listings, since none appear in the supplied website extract. Google reviews can provide additional perspectives, but they are not a substitute for a viewing or checking the specific service being offered.

The supplied Google data reports 4.6 out of 5 stars from 263 reviews. Recurring positive themes in the provided selection include friendly and professional support, prompt responses and straightforward processes from viewing through to checkout. Several reviewers describe timely help with problems; one specifically mentions a water issue being handled quickly. In contrast, one strongly critical review describes dirty or damaged furniture, what the reviewer considered inadequate responses to repair requests, and disputes over the deposit and check-in report. These allegations cannot be independently verified from the supplied sources. This summary covers only the provided selection, not all 263 reviews.

Rented out a digsuting flat, refused to repair latently discovered issues including a completely broken bed frame and soiled mattresses they flipped over. I never moved in and they still tried their scummy hardest to keep my deposit even after I returned the keys immediately. They also lied to TDS in order to get more off me to pay for the faults that already existed. And failed. 😂 They illegally amended the check in report that was completely incorrect and only issued repairs once legal action was taken by myself. They work with broke landlords and have very inexperienced, slimy and obnoxious staff. Steer clear. The furniture pictured is allegedly new and unused and the tenant is liable to pay for if they wish to replace 🤢

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
