Pioneer Property Management at a glance
Pioneer Property Management is a family-owned and operated business managing residential rental properties in the Denver area. Its website identifies 2009 as the start of operations. Founder and Chairman Richard Sturtevant has a background in automation engineering, which the company says informs its systematic management approach. Prospective clients in Lakewood should confirm whether their specific property can be accepted, as the supplied website excerpts describe coverage broadly as the Denver area.
The company offers standalone tenant placement and ongoing property management. Listed activities include property evaluations, marketing with photography and video, showings, in-house tenant screening, lease preparation, maintenance coordination, and online accounting and reporting. The team page lists staff working in property management, leasing, operations, and maintenance.
The published fee schedule distinguishes tenant placement from full-service management. The company also describes guarantees covering maintenance work and certain tenancy-related risks; their conditions and limits should be reviewed before signing an agreement. Editorial context
Working with a provider in Lakewood – what matters
When choosing a property manager in Lakewood, first establish whether the specific property falls within the service area and fits the company's management offering. Pioneer describes residential rental management in the Denver area. This does not establish acceptance of every Lakewood address or support for every property type. A property-specific inquiry through the contact form is therefore appropriate.
It is also important to distinguish one-time tenant placement from ongoing management. The published plans differ in placement charges and recurring fees. Prospective clients should request a clear cost breakdown based on the expected monthly rent, including minimum charges, onboarding costs, and any optional programs. The resident-paid service fee listed on the website should also be explained clearly during the rental process.
Because Pioneer emphasizes maintenance, in-house screening, and digital reporting, the operating procedures deserve particular attention. Who authorizes repairs? What spending threshold requires owner approval? How are owners notified, and how are expenses reflected in statements? These questions are also relevant given the differing experiences in the supplied review selection.
For guarantees, the scope of coverage, financial caps, exclusions, and eligibility conditions should be documented clearly. It is also useful to agree on points of contact, property inspections, and how current local rental requirements will be addressed. The website mentions a Denver licensing program; those details should not be assumed to apply to Lakewood without checking. This is general guidance on appointing a property manager, not legal advice.

Selected reviews on Google
The supplied Google data lists a rating of 4.8 out of 5 from 379 reviews. In the provided selection, several reviewers praise responsiveness, organized management, and prompt handling of problems or repairs. Positive accounts also address tenant screening, remote ownership, and assistance with moving out or transitioning to a sale. One critical review, by contrast, describes declining service after the agreement was signed and repeated repair approvals without the requested notification. According to that reviewer, the resulting costs substantially reduced rental payouts. The critical excerpt ends during an account of escalation, so its outcome is not available. This summary concerns a selection rather than the complete body of reviews.
Pioneer Property Management did a wonderful job renting our townhouse. They did a very good job in screening the tenants and we had no issues at all while the property was being occupied. Pioneer Property Management made transitioning to selling the home easy and they were very supportive and helpful. This is a very professional business to partner with and will look to work with them in the future.
We’ve trusted this team with our Denver property for nearly five years, and they have been exceptional throughout. They are responsive, accountable, efficient, and incredibly trustworthy. Managing a property remotely is easy when you know everything will be handled professionally and promptly. In almost five years, they haven’t missed a beat. We highly recommend them.
We always appreciated if and when an issue came up at the property, that the Pioneer team was ontop of it. They regularly checked in through every and any issue we had, making sure the problem was fixed. Always had quick and professional technicians come to resolve the problem. We just felt like we were always a priority, and not an inconvenience if we reached out. Thanks again Pioneer property management group. We appreciated everything you guys did over our 4 years on Green mountain.
We thank the Lord Jesus for leading us to rent with Pioneer Property Management in Longmont, CO. Their management process is very professional, organized, and fair. Most importantly, they were prompt in fixing issues in the house. We are especially grateful for Megan Smith, a PM from Pioneer Property Management. She was so wonderful to work with in the short time that we knew her. She contributed to making the move-out process smooth for us because she responded promptly to our questions and treated us kindly.
Really surprised to see recent 5 star reviews. I worked with Pioneer for over a year and the service I received was terrible. During onboarding, the Pioneer team was very responsive and professional, but once the contract was signed and they collected their onboarding fees, the level of service completely changed. Early on, I requested to be notified any time a work order over $300 came in, I was told this wouldn't be an issue. In one year I had more than 3 work orders approved, back to back with zero notification from the Pioneer team. I became aware or the costly work orders when I received a much lower than anticipated (under $100) or $0 rental deposit for the month. This happened multiple months in a row. Each time I complained, I was told they were sorry and would notify me the next time. After the 3rd time this happened, I escalated the issue and was told by my new property manager
