Editorial context
Working with a provider in Porto – what matters
When appointing an estate agent for a rental search or property purchase in Porto, start by defining the search brief, budget and responsibilities. Alongside location and property size, relevant criteria include the move-in date, intended rental duration or purchase timetable, and ongoing costs. For people relocating from abroad, it is useful to establish which steps can be handled remotely and when attendance in person is necessary.
Reviews of Pearls of Portugal describe assistance from selecting listings through to negotiations and, in some cases, beyond. Prospective clients should therefore ask which tasks are included in the agreed package, which incur additional charges, and who performs each service. The amount, timing and conditions of any fees should also be clearly documented before engagement.
Where properties are suggested digitally, clarify how search criteria are agreed, listings are updated and viewings are organised. For rentals, matters to check include furnishings, condition, running costs and handover arrangements. For purchases, reviewing property documents and planning finance are separate areas for which professional responsibility should be transparent.
As individual reviews mention contacts with a lawyer, an accountant and a mortgage adviser, it is worth distinguishing introductions from advice delivered by external professionals. Clients should also establish whether utility setup or assistance after moving in is included. These points offer general guidance and do not replace individual legal or tax advice.

We had a wonderful experience with Pearls of Portugal, especially with our real estate consultant, Tatiana Martins. Finding a home in a new country can be stressful, but Tatiana made the process much easier for us. She was always professional, responsive, patient, and genuinely kind. She listened carefully to what we were looking for, kept us informed throughout the process, and communicated clearly at every stage. Thanks to her support and the service provided by Pearls of Portugal, we found a home in Porto that we are very happy with. Tatiana also continued to help us with practical matters after we moved in, which we greatly appreciated. We highly recommend Tatiana Martins and Pearls of Portugal to anyone looking for reliable, attentive, and trustworthy real estate support in Portugal.
I had a wonderful experience with Pearls of Portugal finding a rental in Porto, and in my favorite neighborhood! Very dedicated and friendly team who knows the market inside out. I especially want to thank Tatiana for helping me throughout the process from initial touch base, suggesting listings based on my preferences, walking through my concerns, coordinating viewings, negotiation on contracts, signing, and utility setup. Tatiana is so efficient, professional, patient and knowledgeable. She really helped me navigate the entire process with ease and often instantly solve any issues I had related to coordination. It’s a lot of weight off my shoulder especially for someone like me who is in Portugal the first time and still learning the language. I’m glad and relieved that I chose Pearls of Portugal for the process, from the first chat with Frederik, I realized that it’s a team that has a
Here’s a review for people who are looking to rent a place in Portugal, rather than buy. I worked with Pearls of Portugal in September of 2025, when I was looking for an apartment in Coimbra as part of a visa application. They are easy to contact via email and WhatsApp. After you arrive in Portugal for apartment-hunting, they set you up with an account on their online dashboard, which shows you prospective properties that fall within a criteria you set, and you can yes or no them after you review the various listings. For the listings you choose, Pearls of Portugal takes care of setting up appointments with the respective property managers, and tells you where and when you need to be to tour them in-person. For the listings I chose, it was easy to walk or Uber to them from where I was staying. Where Pearls of Portugal really excelled for me was their advocacy for me as a renter after I
Pearls of Portugal was incredibly helpful in finding our rental home and negotiating the rental terms. We also benefited from their network, which connected us with an accountant, a mortgage advisor, and a utility intermediary. Thanks to their guidance and support, we are starting our new adventure with confidence. Thank you so much, Tatiana! 🙂
We had a truly excellent experience with Pearls of Portugal and could not be happier with the support we received throughout the entire process. From the very beginning, everything was handled in a highly professional, structured, and reassuring way. Buying property in another country can be stressful, but the team made it feel smooth and well-managed at every step. A very special thank you to Tatiana — she was simply outstanding. Always available, incredibly responsive, and genuinely supportive. No question was ever too small, and she guided us with patience, clarity, and care throughout the whole journey. It really felt like we had someone on our side at all times. We would also like to thank Nuno, the lawyer, for his exceptional work. The due diligence was extremely thorough and gave us a very strong sense of security and trust in the process. And a big thank you as well to the ar

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
