Editorial context
Working with a provider in Birmingham – what matters
When choosing an estate agent in Birmingham, the first step is to establish which tasks are required: selling, letting or ongoing management. Oakmans Northfield lists all three areas. Prospective clients should therefore request a proposal tailored to their needs and compare the scope of services, fees and potential additional costs. Contract duration, termination arrangements and responsibility for individual points of contact should also be discussed before appointing an agent.
For a sale, it is important to understand how the proposed asking price has been established. An automated online estimate, such as the one offered by Oakmans, can provide an initial guide but does not replace an assessment of the individual property. Useful questions concern comparable properties, condition, improvements and current demand in the relevant part of Birmingham.
As the provider highlights photography, video and social media marketing, owners should clarify which activities are included, how marketing materials are approved and how viewing feedback is shared. It is also worth establishing who handles sales progression after an offer is accepted and coordinates communication between the parties.
For lettings and management, distinguish between finding a tenant and providing ongoing support. Questions should cover repair requests, reporting and additional charges. Google reviews can offer insight into service experiences; however, the selection supplied here mainly concerns sales and does not provide a comprehensive assessment of every service area.

All of the staff I dealt with were very friendly, professional and proactive which helped to ease my stress levels at a very hectic time. I couldn’t recommend them enough!

Their communication was excellent, and nothing ever seemed too much trouble. A very special mention goes to Laura Mallon, who went above and beyond for us. Laura was incredibly professional, approachable and supportive every step of the way. Her knowledge, dedication and genuine care made what could have been a very stressful experience so much easier. If you’re looking for an estate agent who truly puts their customers first, I would definitely recommend Oakmans Northfield. Thank you, Laura, and the whole team, for your outstanding service!
We dealt with Laura Mallon and her team at the Northfield branch, and the service we received was excellent from start to finish. Laura took the time to understand our personal circumstances following a separation, as well as the price we needed to achieve for the property. This understanding and empathy made a significant difference throughout the process. The whole team helped make what could have been a very stressful experience much more manageable. They were always respectful when arranging viewings, considerate of our timings, and extremely responsive whenever we had questions or needed updates. Their professionalism, communication, and support were outstanding, and I would have no hesitation in recommending them to others. In fact, I shall genuinely miss our regular contact and would like to wish Laura and her team every continued success in the future. Thank you all for your
Have dealt with Oakmans numerous times over the years, and have always found their level of service to be the best around! I have mainly used the Northfield branch of late, in particular Laura and Lilly, who are both highly competent and easy to deal with! In a world where so many agents fall short, and fail to stick to promises/communicate properly with customers, Laura and her team always excel!
We recently sold our house through Oakmans and had a really positive experience throughout the process. In particular, Jason from the sales progression team was excellent. He kept us regularly informed, was always approachable and proactive, and did a fantastic job liaising between ourselves, our buyers and the conveyancers to help keep everything moving forward. Buying and selling a house can be stressful, but having someone consistently communicating and chasing things up made a huge difference. Thank you to Jason and the wider team for helping us successfully complete our move 😊

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
