Which documents should I prepare?

Is the first estimate free?
Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context
Working with a provider in Marbella – what matters
When choosing an estate agent in Marbella, the first step is to establish whether the requirement is a purchase, a sale or a holiday rental. Nordica lists sales and rentals as its business areas; the supplied reviews focus particularly on holiday stays and one property sale. Prospective clients should therefore define the specific assignment and identify the person responsible for it early in the process.
The website’s search locations extend beyond Marbella. A location label alone, however, reveals little about whether a property meets individual requirements. Useful questions concern the immediate surroundings, distances, accessibility and local amenities. For apartments and penthouses, shared facilities and ongoing costs should also inform the selection. The available filters for property type, bedroom count and price can help create an initial shortlist, but do not replace assessment of an individual listing.
Sellers should ask how the asking price is determined, what marketing is included, how viewings are organised and which fees apply. A quick sale described in a review is not a reliable forecast for other properties.
For holiday rentals, it is advisable to confirm the facilities, availability, total price, deposit, cancellation conditions, arrival arrangements and on-site support before booking. Positive accounts of cleanliness and responsiveness provide useful impressions, but do not replace written confirmation of the services included with the specific accommodation.

We had an amazing family holiday in Costalita. The apartment exceeded our expectations – stylish, modern, and beautifully decorated throughout. The sea views were absolutely breathtaking, and the large terraces became our favourite place to relax, enjoy breakfast and dinner. The complex itself is fantastic, with a great swimming pool and a peaceful atmosphere, perfect for families. Juan Antonio provided an exceptional service from start to finish. His warm welcome, quick communication, and attention to detail made our stay even more enjoyable. We highly recommend Nordica Real Estate and this wonderful apartment. We hope to come back soon!
From the moment we entered Nordica’s office we were treated like friends. We were guided expertly through the process of valuing and selling our penthouse by Elena. Within 24 hours we had a number of viewings. With the expertise and enthusiasm of Vedran our apartment sold in less than 1 week!!!! For anyone thinking of listing, I cannot recommend Nordica highly enough
Our experience with Nordica real estate agency was exceptional from start to finish. From the moment we booked our vacation home in Nueva Andalucía, we felt genuinely looked after. The team was warm, attentive, and highly professional, making the entire process effortless and enjoyable. The villa was absolutely stunning—beautifully presented, impeccably clean, and even more impressive than the photos. Every detail had been thoughtfully prepared, allowing us to relax and enjoy our holiday from the moment we arrived. Its location in Nueva Andalucía was perfect, offering both tranquility and easy access to everything we wanted to explore. What truly made the difference was the outstanding level of service. We had a great experience with Nordica for our summer rental! Karolina was an absolute superstar. She was always very helpful and super responsive. The property was very well maintained and we didn’t have any problems at all. Before finding Nordica We weren’t able to find in the location we like until a friend recommended them and it’s been amazing! Highly recommend Nordica and Karolina is awesome! Thanks a lot for a wonderfully comfortable holiday!
I can’t recommend Nordica enough! From the moment we arrived until the day we left, the service was absolutely exceptional. The team was always quick to respond, incredibly kind, and genuinely went above and beyond to make sure we had the best possible stay. A special thank you to Karolina and Anna for your outstanding hospitality. We’ve stayed in many holiday rentals over the years, but this was by far the best service we’ve ever experienced. Thank you for making our holiday so memorable. We will definitely book with Nordica again!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
