Editorial context
Working with a provider in Marbella – what matters
When choosing an estate agent in Marbella, the first step is to establish which locations and property types suit the intended purchase. Bromley Estates describes a broad search area across the Costa del Sol and a focus on higher-end residential property. Prospective clients should therefore define their budget, intended use and location preferences clearly. A holiday apartment, a permanent home and an investment property may involve different requirements for accessibility, facilities and ongoing support.
As the offering includes existing homes, new developments and off-plan projects, these categories should be considered separately. For new developments, the construction stage, expected completion and specifications should be clearly documented. For existing properties, the condition, running costs and any forthcoming work deserve attention. Filters such as sea views, proximity to the beach or a golf course location can help create a shortlist, but cannot replace a viewing and assessment of the immediate surroundings.
Before appointing an agent, clarify the scope of services, named contacts, any remuneration and the roles of external partners in writing. The legal and financial contacts mentioned on the website should be distinguished from the agency's own work; independent professional assessment remains useful.
For buyers who will not live locally throughout the year, property management and after-sales support may be relevant. Ask which tasks the company performs itself, which it refers to other providers and what additional charges apply. The language available for ongoing support should also be confirmed in advance. These points offer general orientation rather than legal advice.

Our experience with Bromley Estate has been terrific. We had been searching for the appartment of our dreams in Marbella for a while and had done plenty of visits with other agencies but had not found it. We were a bit desperate. With Alvaro, our agent, it only took one single day to find it. And this was not just by luck. Alvaro had called us 2 days before the visits to better understand our criteria and priorities. This one day of visits has been greatly productive since we identified not one but two appartments that were fully corresponding to our criteria! Alvaro helped us reflect and make the right choice.. He even proposed a second visit to the favorite one at another Time of the day. And it did not end there. We are really thankfull as Alvaro has been very supportive throughout the full process. We are still in contact since he is always happy to help when he can. Broomley Est

Skye and team Bromley became an extension of our family supporting us through the paperwork/ deposit and wh
Highly professional team, very friendly, highly recommended. Starting on the phone, and then in-person, they took the time to carefully shortlist the best properties meeting our requirements. Once we found our ideal property they connected us with local lawyers and forex dealers to complete the transaction. Seamless and hassle free. Thank you Paula, Vicki and Gary!
Without doubt the best agent I've ever used. Vicki worked with us right from the start of our purchasing journey before we even had a clue what we wanted. She guided us through the local areas and options (including property they didn't list) until we were comfortable, giving us great advice and insight and never putting us under pressure with the usual agent hard sell tactics. Communication was great throughout. Even on the day we paid our deposit there was no rush and everything was explained in great detail, with agreements drawn up that worked for both seller and buyer equally. Really impressive operation; everyone at Bromley has the same ethos of quality and client care, from Chris the Sales Director, right through to all the support staff. As a bonus, Bromley Estates work with like minded partners and also introduced us to top notch solicitors and finance people. Can't recomm

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
