What to look for in Houston

With agents in Houston, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Houston – what matters

When choosing a real estate agent in Houston, prospective clients should first establish whether the agent’s experience matches their specific plans. NextGen Real Estate’s sources document residential and commercial real estate activities and identify buyers, sellers, renters, investors and builders as client groups. This breadth does not replace asking about the assigned agent’s experience with the relevant property type and search area.

Buyers and renters should define their budget, location preferences, commuting needs and timeframe early. When searching from another city, it is particularly useful to agree on viewing arrangements, digital information and regular progress updates. One supplied review describes support through photographs and construction updates, but this does not establish a guaranteed service standard for every assignment.

For new construction, clients should discuss the division of responsibilities between the agent, builder and other participants. Renters should similarly clarify who coordinates viewings, key handover and move-in questions. These issues reflect both positive and critical experiences in the supplied reviews.

Sellers should ask about the basis of an offered home valuation and the proposed scope of marketing. Since NextGen emphasizes digital channels and social media, their specific use for the property should also be discussed. Before proceeding, clients should clarify fees, the scope of services, their main contact and communication arrangements. The overall Google rating can provide additional context, but it does not replace a direct conversation and a review of current terms.

I had an excellent experience working with Jose Jimenez at NextGen. He was incredibly helpful, attentive, and always on top of everything throughout the process. He took the time to answer all of my questions and made sure I felt informed every step of the way. I truly appreciate all of his hard work and would highly recommend Jose to anyone looking for a reliable and knowledgeable realtor. Thank you for making this such a great experience!

Being from NY and looking for a place in Houston was difficult. Having Albert as my realtor made things so easy and smooth without me physically having to be here. Once I signed off on the building, Albert would drop by the house and send me weekly updates with photos and give me status updates so I was in the know. He is always available to answer any questions I have day or night. Definitely recommend him for any future house buying!

Coming into this Pearland area, I wasn’t sure where I wanted to stay in terms of distance to my job in Freeport. A friend of ours referred my wife and I to Vanessa Thompson whom found us a rental home that was in a great neighborhood and was not a bad commute for either of us most mornings. After a couple years in the rental home, we decided to purchase our own home. It was January 2020 and I don’t think I need to explain how that year went. We decided we wanted a house built and Vanessa showed us a new neighborhood that was yet to be started. The land had a small trailer for the building manager and nothing else. Despite the rough terrain of black dirt and our lack of imagination, Vanessa helped us see where our first home was gonna be built. During the pandemic while businesses were shutting down and layoffs all around, Vanessa told us everything was gonna be alright. She called to ch

Our realtor was Airlia Arreola and she was the absolute best! We were first time home buyers and pretty nervous, but Airlia was super friendly, patient and really took the time to understand what my husband and I were looking for. We're pretty particular but she totally nailed it! Every house she showed us felt like a real contender. She was always so quick to respond, kept us in the loop throughout the entire process, and made what could’ve been a stressful experience feel smooth and manageable. We found our prefect family home and couldn't recommend her more!

My experience working with Jessica Carr involved challenges with communication and coordination during the leasing and move-in process. There was confusion regarding key handoff and limited guidance provided at move-in, which required additional time and effort on my end to resolve. Additionally, property tours appeared to be influenced by the agent’s location and availability, which made scheduling and access more difficult than expected. While the situation was eventually handled, clearer communication, better coordination between parties, and more flexibility during the process would have improved the overall experience.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
