Editorial context
Working with a provider in New York – what matters
When engaging a real estate broker for an apartment search in New York, clients should first clarify the search brief, scope of service, and fees. For a service built around grouped viewings, such as Next Step Realty’s offering, preparation is particularly important. The overall budget, intended move-in date, apartment size, preferred neighborhoods, and acceptable commutes should be established before the tour. A list of buildings already visited and locations explicitly ruled out is also useful.
People relocating or entering the workforce should ask early which documents they need for a rental application. The assigned agent should explain the evidence required in their circumstances and how communication with landlords is handled. Application assistance should not be confused with a binding commitment that a particular apartment will be secured.
A search organized around one day can simplify travel planning, but it does not replace careful assessment of individual apartments. Clients should clarify how last-minute availability changes are handled and what support follows if the first tour produces no suitable result. The scope and conditions of the transportation service also warrant confirmation.
Before engagement, all potential fees, payment deadlines, and responsibility for payment should be clarified in writing. A statement that no costs arise before lease signing does not mean the entire brokerage service is free. For buying or selling, the specific service scope should be discussed separately. These points provide general guidance, not legal advice.

Selected reviews on Google
The supplied Google data show a rating of 4.9 out of 5 from 334 reviews. Recurring positive themes in the provided selection include prompt responses, clear explanations of apartment hunting in New York, and assistance with viewings and rental applications. Several reviewers describe a time-efficient search; some mention continued help after lease signing. The critical review, by contrast, reports that the tour included excluded neighborhoods and buildings already visited. It also raises an unsubstantiated concern that relationships with leasing offices may have influenced recommendations. This summary covers only the supplied selection, not the full body of reviews.
My roommate and I worked with Victoria and she made the entire process extremely easy for first time movers! Her meetings were quick and efficient, but she was able to explain all the nuances with the NYC housing market and answer all of our questions. We found an incredible apartment in just a couple of hours. She walked us through the whole process of applying for the apartment and even after we had signed she would quickly answer any questions we had. Would highly recommend working with them!
We worked with Next Step Realty to find an apartment. We told the agent the specific areas we wanted to look at and how close we wanted to be to our workplaces. Despite this, the agent ultimately took us to several areas we had specifically said we did not want to consider. She also took us to two apartment complexes that we had explicitly told her we had already toured previously. This was particularly frustrating because we had provided her with that information specifically so that our time could be spent looking at new options. At some of the properties in the areas we had said we did not want to consider, it appeared that the agent had an existing relationship with the leasing office, which made me question whether there were financial incentives influencing the recommendations. The agent also mentioned that the business had recently been bought by a private equity firm. Given the
I'm very appreciative of the service Next Step Realty provided, especially Brian Shea. Brian took a practical approach and helped us tailor our apartment search, even pointing out factors we hadn't considered. Thanks to his guidance, we were able to fly into NYC, find the perfect apartment, and fly home with one of the biggest stresses of our move taken care of. I highly recommend Next Step Realty for anyone relocating to New York, especially if you don't have the time or local knowledge to navigate the complexities of the NYC housing market. Their expertise made the entire process much easier and more efficient.
I had an amazing experience with NextStep Realty and with my agent, Victoria Scott. She was extremely responsive via email and phone the month leading up to our in-person tours, and she was in-the-loop with the market despite it moving so quickly with things being added and removed every hour. My roommate and I couldn’t have found a place we love so much if it wasn’t for Victoria’s help. She also continued to help us after we signed the lease, with more of our general NYC questions. I strongly recommend using NextStep for your apartment search!
Next Step Realty was amazing! Victoria was incredibly helpful in assisting me in finding my new apartment. She had several great listings picked out and offered great insight throughout the day. With her help, the application and touring process went smoothly! Great experience overall!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
