What to look for in Madrid

With agents in Madrid, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Madrid – what matters

When choosing an estate agent in Madrid, prospective clients should first check whether its geographical focus and property specialisms match their plans. mivivienda.es names Centro, Barrio de Salamanca and Chamberí as areas of activity; its listings also include commercial premises in Torrejón de Ardoz. This does not establish comprehensive coverage of every district or the surrounding region. Clients should therefore ask directly about their specific search area.

As the agency handles purchases, sales and rentals, the scope of the proposed instruction should be clearly defined. Before engaging an agent, it is useful to establish which services are included, who will handle the assignment, what fees apply and whether additional charges may arise. The supplied website texts do not provide detailed terms on these points.

For the advertised seasonal rental, applicants should explicitly discuss the rental period, intended use, furnishings, additional running costs, and reservation and refund conditions. Commercial premises, offices and garages involve different requirements from residential properties; suitability for the intended use should be checked separately.

The RAIN registration and AMADEI membership stated on the website provide professional background but do not replace scrutiny of an individual offer. Google reviews may offer additional impressions of communication and transaction handling. However, the supplied selection contains only positive reviews and does not represent every client's experience. These points provide general guidance, not legal advice.

I had such a great experience working with this agency! The overall booking process was done efficiently and quickly and I appreciated how smoothly it went. Additionally, I had such a pleasure working with Oana. Oana kept me up to date about all the important details regarding the process of booking and was patient and cooperative to specifications I made about my stay, which I immensely appreciated. I highly recommend using Mivivienda as your go-to agency when searching for apartments in Madrid!

I had a wonderful stay at this flat in Madrid! From the moment I arrived, I was impressed by the prime location. Nestled in a vibrant neighborhood, it was just a short walk away from a plethora of restaurants, shopping, cafes and nightlife. Whether I wanted to indulge in local cuisine or enjoy a night out, everything was conveniently close, and safe. The flat also felt private and the neighbors are respectful and quiet unlike many others I’ve stayed at in such a prime location. The flat itself exceeded my expectations. It was clean and beautifully decorated, creating a warm and inviting atmosphere that felt like home. I also appreciated the accessibility to public transportation to explore Madrid and reach all the major attractions. I was also fortunate enough to have such a talented realtor Oana. She is professional, speaks multiple languages including English and was incredibly helpf

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
