What to look for in Madrid

With agents in Madrid, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Madrid – what matters

When appointing a real estate agent in Madrid, first clarify the agency’s role: marketing a property for its owner, searching for a buyer, arranging a tenancy or providing ongoing rental management. Mi Piso en Madrid describes several of these activities. The scope of work, responsibilities and remuneration should therefore be recorded in writing for the specific assignment. Where a property is introduced through a partner, clarify who the contact and contracting parties are and which costs fall to whom.

For sellers considering the advertised home staging service, relevant questions include which preparation measures are included, who carries them out and whether additional expenses may arise. Buyers using the personal shopper service should agree on search areas, budget, selection criteria and the scope of property assessment. They should also establish which documents will be reviewed and when independent professional input may be appropriate.

For rental properties, clear information about viewing dates, application documents, selection procedures and possible reservations is useful. Those searching remotely should ask how viewings, document exchange and handover are organised. Owners outsourcing rental management should discuss reporting, repairs and spending approval limits.

For investments intended for letting or resale, calculations should account for acquisition costs, ongoing expenses, potential vacancies and any renovation costs. Expected returns and resale prices depend on assumptions. These points provide general guidance rather than individual legal or tax advice.

Selected reviews on Google

The supplied Google data show 4.9 out of 5 from 247 reviews. In the selection provided, several reviewers praise availability, answers to questions and support with buying, selling or renting. Positive accounts also mention help with a remote rental search and guidance for buyers unfamiliar with Madrid’s property market. Critical comments mainly concern transparency and communication: one reviewer reports late disclosure of agency fees for a property introduced through a collaborating contact. Another criticises a lengthy wait for a viewing and unclear information about applicant selection and reservations. This summarises selected personal accounts rather than all reviews; the final supplied review is incomplete.

We have really good experiences with Edoardo and team. They helped us buying an apartment in Madrid back in 2020 and also selling one earlier this year. Edoardo is always reachable and always goes the extra mile. He has exceeded our expectations on many occasions. I strongly recommend to engage Mi Piso when you need assistance in finding a property in Madrid!

Lack of transparency and unprofessional. I had been forwarded an apartment from one of their collaborators, which I did not know at the time was not directly affiliated with the firm. The listing specifically said no agency fees, and I were ready to proceed with the apartment. However, last minute I was made aware of the agency fees and decided to reach out to the Mi Piso en Madrid to gain some clarity. I expressed concerns around hidden fees and was told the way I acted did not give confidence to them to rent me an apartment. This is the first time I have heard a business tell their customers they are wrong, despite their lack of clarity in the listing. I would at least have expected Mi Piso en Madrid to agree upon the conditions before forwarding options to their clients.

It was a very comfortable, pleasant and successful experience! A very big genuine thank you to Anna Martinez for helping me find and rent a flat remotely, answering all my questions promptly and helping navigate the process of renting my first apartment in Madrid! I highly recommend this team, especially having compared them with 8 other agencies & independent agents! Thank you again to the whole team!

I had the fortune to get to know Mi Piso en Madrid through a family friend, needing to acquire a property in Madrid. From day 1 till the end of the project, Edoardo, Diego and the whole team treated me beyond extraordinary, ensuring all along pure transparency and making sure I was getting my doubts solved. I couldn’t be happier with going through them - the operation was closed much quicker and a lot smoother than if it would have been on my own. Extremely recommended for foreigners who may not have knowledge of the real estate market nor experience with deals. I am more than thankful for the help and their amazing work, which ended in obtaining my dream house.

I had been in contact with Ms. Martínez since December 15. I spent a month requesting a viewing of the apartment, and it finally happened on January 15. On January 20, I was informed that other candidates had been selected. I understand that everyone has the right to make their own decisions, but when I received an offer in PDF format via email, I assumed I was under the care of the agency. I was also not informed about the possibility of making a reservation. When she sent me another offer (available from February 12), she mentioned that she didn’t know if I would have time to view it before someone else reserved it. Additionally, the listing was posted online just one day before the apartment viewing. When I expressed my concern about this, she responded that it was normal because February was approaching. Well, exactly, February was approaching. Since it was an agency, I hoped we w

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
