What to look for in New York

With agents in New York, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in New York – what matters

When choosing a real estate broker in New York, first establish whether their experience matches the specific neighborhood and property type. For a provider with an identifiable Queens focus, comparable assignments in the relevant neighborhood are more informative than a lengthy list of locations in a property search. Prospective clients should ask which areas are actually served and what experience the team has with houses or condominiums.

Maureen Folan Real Estate Group’s stated division between a Listing Specialist and Buyer Specialists provides a useful starting point for an initial discussion. Clarify who will personally handle the assignment, which tasks other team members will undertake, and how cover is arranged during absences. Agreed communication channels and the frequency of updates also matter.

Sellers should ask how an asking price is developed, what marketing activities are planned, and how viewings or open houses will be organized. Buyers should discuss search criteria, budget, and timing. When a sale and a new purchase are linked, coordinating both processes and any transitional period deserves particular attention. The supplied reviews describe such combined transactions, but they do not replace individual planning.

Before engaging a broker, discuss the scope of services, compensation, potential additional costs, and contract duration transparently. Google reviews can offer supplementary insights into the working relationship, but individual sale results are not promises for future assignments. These points provide general guidance, not legal advice.

I cannot recommend my broker and her entire team highly enough! From the very beginning, they made what could have been a stressful process feel seamless. They successfully sold my home and helped me find and purchase my new home, and I couldn’t be happier with the outcome. Everyone on the team was professional, knowledgeable, responsive, and genuinely cared about making the experience as smooth as possible. They kept me informed every step of the way, answered all of my questions promptly, and always made me feel like a priority. Their dedication, hard work, and attention to detail made all the difference. Buying and selling a home at the same time is no easy task, but they coordinated everything beautifully and helped make this exciting new chapter possible. I am incredibly grateful to my broker and her amazing team for their guidance, support, and commitment to excellence. If you’r

Maureen is a dream to work with! We were going through a lot as a family with the stress of moving and decluttering after over 30 years in the same home and two major health crises at the same time. Through it all she was compassionate and caring, never making us feel pressured nor neglected. And not only is she a lovely human being but she is a wonderful agent. So helpful, knowledgeable and gave us great advice. We would happily recommend her to our friends and work with her again in the future.

Maureen Folan and her team helped make a difficult process much easier to manage. Bridget was assigned to my property and she was overly accommodating and respectful of my time & space. Bridget was with me every step of the way and became besties with my dog which made my life so much easier. I received a few offers within hours of the first open house and accepted an offer above asking price in less than a week. I highly recommend this team for any of your real estate needs.

Maureen Folan is one of a kind. Her passion and expertise in the real estate market is beyond words. Selling my childhood home after my mother’s passing was a task that was very emotional, but Maureen understood and made the process of selling the house less stressful. Maureen was determined to get the best deal for us and she did. Her staff as well was always professional, responsive and always polite.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
