What to look for in Wellington

With agents in Wellington, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Wellington – what matters

Anyone appointing a real estate service provider in Wellington should first distinguish between property sales, one-off letting and ongoing rental management. This distinction matters for Leaders Property Management: its website rules out property sales and states that it does not offer one-off letting services without continued management. Its offering is therefore centred on an ongoing management arrangement.

Owners should confirm the scope of services in writing before entering into a contract. Relevant points include responsibilities for finding tenants, arranging handovers, conducting regular inspections and addressing maintenance needs. Since the provider lists quarterly inspections, repairs and renovations, useful questions concern reporting, spending approval thresholds and contractor selection. Arrangements for urgent property damage should also be clarified.

When comparing costs, the recurring management fee is only part of the picture. Prospective clients should ask which activities are included and whether additional work attracts separate charges. The statement that fees are transparent does not replace an individual cost breakdown. Similarly, the advertised rental guarantee should be assessed against its written terms, particularly eligibility, duration and possible exclusions.

The described financial management function provides a reason to ask about accounting frequency, owner reports and payment procedures. For tenants, clear channels for reporting repairs and understandable arrangements for property visits are important. Google reviews can offer additional insights into working relationships; however, the positive selection supplied here cannot replace reviewing the management agreement or speaking directly with the provider.

Had the pleasure of dealing with leaders for a house rental in Woodridge. I have nothing but great things to say about this company, especially my property manager Beni. Everything from the handover at the start of my tenancy to the end has been a smooth and easy one. Beni has been a very friendly and professional property manager. I especially appreciate how he proactively sends in work orders to fix little things in the house during his inspection which I did not even notice. Small things such as the backdoor getting a little stuck before opening, he mentions he will send in a work order to get it fixed even though I wasn't bothered by it. It really shows how much they care about the property they're managing and their tenants comfort. Truly appreciate his work. Leaders have been great and clear in their instructions so you always know what to do or who to reach out to for help if t

Dear next Tenants/Owners of Leaders Property Management, We would like you to stop straight away looking for another property management than THE leaders in Wellington. Yes, Indeed their name doesn't come from nowhere because they are just the BEST !! A huge Thanks from the bottom of our heart to Beni with who we were most of time dealing with, from the start of our leasing and during 3 years time always with a huge smile on his face and so happy to help when we had to deal with some matters, he is a real Legend for the Tenants but also for the Owners because he makes sure that everyone get what he deserve. But I don't want also to forget his team mates Alex, who will take care of every problem which appears in the house by calling (few minutes later receiving your email) the workers who need to come and fix things and he will make sure that they will come ASAP. Denise, will take care of

I have used the services of Leaders Property Management for the past eight years to manage my rental property. I cannot speak highly enough of their professionalism, attention to detail, and excellent communication. They deal quickly and efficiently with any issues, have access to an excellent team of trades people who put things right with minimum fuss. They are skilled in finding excellent tenants, and also ensure that the tenants' needs are responded to quickly too. Their payment and accounting processes are reliable and timely. I have no hesitation in recommending them to any landlord who wants a worry-free letting arrangement. Thank you to Beni and all the team.

I had a fantastic experience during my tenancy with this property management team. Marie and the team were always professional, responsive, and genuinely caring. Any queries or maintenance requests were handled promptly, and communication was consistently clear and friendly. The property was well‑maintained, and the entire process from moving in to moving out was smooth and stress‑free. I truly appreciated the support and respect shown throughout my stay. Highly recommend them to anyone looking for reliable and thoughtful property managers.

I was in a previous tenancy with Leader and Beni Tesoriero as my property manager for that property, and in 3 years, I never had any disputes with him or the property management firm. The property was kept in order with annual fire alarm checks and annual service of the heat pump. Beni was always flexible if I came down with a bug on inspection and always made a fair and never nitpicky call on whether it passed or not. Also, I never felt any breach of my tenant rights the whole time I was living at the property. I feel very fortunate to have been looked out for by a solid guy like Beni with Leader during my tenancy. Highly recommend 👌🏻

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
