Editorial context
Working with a provider in Wellington – what matters
When choosing a real estate agent in Wellington, owners should first establish the individual agent's experience with the relevant suburb and property type. Tommy's provides search areas covering Wellington, the Hutt Valley, Porirua and the Kapiti Coast. This geographical breadth does not replace asking for comparable sales relevant to a particular house, apartment or section.
The advertised free appraisal can provide a starting point for planning a sale. Prospective clients should ask which comparable properties and assumptions support it, and how these inform the proposed pricing and marketing strategy. Clear information about commission, potential additional marketing costs, the scope of services and the anticipated timetable is equally important. These terms are not described in the supplied website extract and should be clarified directly before appointing an agent.
Because the selected reviews frequently highlight regular updates and explanations of individual sales stages, it is worth agreeing on communication arrangements: who will be responsible, how often reports will be provided and how viewing feedback will be summarised. Proposed advertising activities and any preparation of the property should also be discussed.
For commercial property, new-build developments or property management, clients should separately confirm the relevant contact and service scope. The website names these areas, but the supplied text does not detail their processes. Buyers should also establish which property documents are available and consider which independent professional checks could help inform their decision.

A wonderful experience . We had such a great experience with David. We were a bit nervous about taking the plunge with upsizing property, especially in such a tough market. But David was very positive about our house and was clearly able to articulate the pros of selling in this market for us. He was patient and kind while we looked at houses to buy and then really motivated and positive when it came to marketing our current house. David clearly communicated the process, what we needed to do and what he would be doing at every step. He kept things very positive and light hearted and we had a lot of laughs along the way. We felt our property was marketed well and we got lots of buyers through, giving it the best shot at being seen by the right people. We sold quickly and for a great price and came out with essentially our best case scenario. Not bad in a down turned market in the middle
I had a fantastic experience working with Alice from Tommy’s. Selling in a tough market can be stressful, but she made the entire process feel smooth and well-managed from start to finish. Alice’s communication was outstanding—always keeping me informed, explaining each step clearly, and being readily available to answer questions. I never felt out of the loop, which gave me real confidence throughout the sale. What truly stood out was Alice’s work ethic and determination. She went above and beyond to generate interest in my property, stayed proactive with potential buyers, and never lost momentum—even when the market conditions were challenging. Thanks to her dedication and strategic approach, I achieved a result that exceeded my expectations. I wouldn’t hesitate to recommend Alice to anyone looking for a hardworking, reliable, and results-driven agent.
From the moment we gave Alice the green light to sell our house, she was on a mission to deliver an amazing result. Through the whole process we felt so lucky having an agent like Alice in our corner fighting every step of the way. It was easy to see that she really cared about the outcome for our family and left no stone unturned to ensure a successful outcome. The best in the business.
Great Agents and team at Tommy's.Would not hesitate to use Tommy's again if the need arises. Sam and Ben were great. Most of our dealing was with Sam who kept us informed all the way as the sale progressed. We appreciated the txt messages and phone calls keeping us updated after every open home or private viewing. We knew they were doing their best to get a sale for Mum's house. Every stage was explained to us so we Knew we could leave it to Sam to get a sale.
100% recommend Alice . We bought our new home through Alice and were impressed with her decisive, clear and calm approach. Choosing her to sell our house was an easy choice and it paid off with our home selling in 2 weeks! Alice has an impressive knowledge of her trade. Every bit of advise she gave us was excellent - from suggestions of staging companies, to how to market and price our home. It became incredibly clear to me what a good job Alice had done when a video came up on instagram of a house that I thought looked nice only to realise it was a video Alice had taken of our home. Alice is an extremely hard worker. No issue seemed to difficult for her to sort or support us with. She was easily available and went out of our way to make life easier for us - doing things like dropping documents to our house. We are very thankful to Alice and recommend her 100%.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
