What to look for in Madrid

With agents in Madrid, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Madrid – what matters

When choosing an estate agent in Madrid, owners and property seekers should first establish exactly what the instruction covers. Jowner lists brokerage, property management, and legal and financial advice. It is therefore worth documenting which tasks will be undertaken, who the contact person will be and what additional charges may arise. The duration of the instruction, cancellation arrangements and any exclusivity should also be clearly recorded.

For a sale or rental in Salamanca, a transparent price assessment is important. Clients can ask which comparable properties, property features and location factors inform the valuation. An online estimate should be understood in terms of its underlying data and limitations; an estimated asking price is not necessarily the price ultimately achieved.

Since Jowner describes photography, video, floor plans, portal listings and viewing management, clients should agree on the scope, approval process and timetable for these activities. Regular updates on enquiries, viewings and offers can make marketing progress easier to assess.

For rentals, the intended use, contract duration, deposit, additional security and all fees should be clarified in writing before committing. A guaranteed rental income offer warrants particular attention to eligibility, duration, exclusions and possible extra costs. Viewing appointments should be explicitly confirmed. These points provide general guidance rather than an assessment of an individual case or independent legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 4.5 out of 5 from 260 reviews. Across the provided selection, positive comments repeatedly highlight professionalism, personal attention and support throughout the transaction process. Individual accounts mention a Sunday viewing, regular updates during a sale and good knowledge of the property. Critical feedback concerns a missed viewing despite prior confirmation, with no subsequent response, and communication about the rental contract type and agency fee. In the latter account, the reviewer says a rental initially understood to be long-term was subsequently described as a renewable eleven-month contract carrying a fee for the tenant. These are individual reviewers’ experiences and opinions, not a legal assessment. The selection does not represent the full body of reviews.

I was interested in an apartment and called the agency about it. She asked how long I was interested in renting it for and I told her for larga estancia (long stay). She asked when I wanted it for and I told her. It seemed everything was okay and that she understood I wanted a long stay contract. When we got to the part about what deposits I would need to pay, she said they also charge an agency fee. I told her that in Madrid, agency fees are the responsibility of the apartment owner, not the renter for long stay contracts according to the Ley de Vivienda. She then said that actually the apartment isn't a long term rental and is a temporary rental of 11 months that is renewed every 11 months. Apparently it's an unfurnished, "temporary" rental. How can an unfurnished rental be temporary? Be aware that they are using the 11-month rental contract to charge an agency fee to the tenant! Super

I will offer "0" score if I could. They won't go to the place per cita, even confirming schedule in advance. When you waiting them at cita time in rainning day, no one show up. And no one inform reason, even no feedback any more. They are disappear suddently.

Great experience with Ignacio, the real estate agent that helped us with our new apartment. He even did a house visit on a Sunday to match our agendas! From A to Z the whole process was smooth. Great company!

My experience working with Eduardo and Alvaro has been 100% positive. Their exquisite personalized treatment and professionalism put me at ease from the first moment. I was well informed at every stage of the sale of my house and in record time. Forever grateful.

Eduardo and his colleague were super professional. They arrived on-time, knew the apartment and sold us perfectly well the property. I hope that in the future we have the chance to work again with you. Thank you!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
